Assistant Service Manager

Description The Assistant Service Manager works under the Service Manager to maintain a new apartment community in accordance with Shea Properties standards, policies and procedures. The role includes carpentry, plumbing, painting, electrical, HVAC, masonry, appliance and general preventive maintenance. The Assistant Service Manager provides direction to service staff to complete work in a timely manner. Pay range: $28.00 - $30.00/hour Benefits: Competitive bonus plan, $1,000 sign‑on bonus, 40% discounted apartment (subject to availability), PTO, paid holidays, medical, vision, 401(k), disability, life insurance, and cell phone allowance. Eligible for maintenance program participation. Job Duties Ensure compliance with all safety regulations. Participate in and lead daily lineup meetings. Prioritize and complete maintenance work and service requests in conjunction with the Service Manager, maintaining accurate and timely paperwork. Perform specific maintenance tasks (carpentry, plumbing, painting, electrical, HVAC, masonry, etc.) per company standards and local codes, including repair of emergency and security systems. Conduct scheduled preventive maintenance per the community’s program. Schedule apartment turnover processes, inspect rent‑ready apartments for completion and move‑in readiness. Inspect vendor/contractor work to ensure quality and compliance with company standards. Organize parts, materials, and tools to ensure efficient completion of maintenance requests. Assist in inventory management, monitoring and recording inventory items. Maintain storage facilities, equipment, and the maintenance workshop in a neat and orderly condition. Communicate safety concerns and community appearance to Property Management Staff. Recommend new technologies, methods, and materials to the Service Manager for cost improvement. Provide on‑call maintenance evenings, weekends, and holidays as scheduled. Maintain personal hand tools required for industry and building trades. Perform other duties as assigned; responsibilities may vary by community size. Technical/Professional Knowledge Basic computer skills; ability to create and close out work orders. Advanced maintenance skills in painting, carpentry, electrical, HVAC, plumbing, and pool maintenance. Effective oral and written communication for giving direction and responding to inquiries. Exceptional customer‑service orientation. Project‑management abilities: planning, organizing, coordinating tasks. Conflict negotiation and resolution skills. Proficiency with hand tools. Knowledge of First Aid and Safety procedures. High school diploma or equivalent plus specialized courses in HVAC, plumbing, electrical, and carpentry. Minimum of 2 years property‑management experience undertaking advanced maintenance duties. Work Environment The Assistant Service Manager works on‑site at an apartment community and frequently interacts with residents, vendors, and internal customers. Hours are typically 8 a.m.–5 p.m.; weekend days (Saturday/Sunday) and overtime are required. The role demands flexibility and availability for on‑call duties, with travel up to 10‑25% of the time. Physical Requirements Job requires standing, walking, sitting, using hands, reaching, stooping, kneeling, crouching, speaking, hearing, occasional lifting of up to 50 pounds, operating power tools, and sometimes driving.
