Assistant Project Manager (St. Louis-based; No Travel Required)

Position Overview The Assistant Project Manager is accountable for developing, maintaining, updating, distributing, and managing estimates, observing and monitoring the performance of the Superintendent, and overseeing change orders and the billing process. This individual will also supervise subcontractor performance, ensure the project meets quality and performance specifications and regulatory requirements, manage the start‑up of the project, review costs against estimates, and update labor productivity reports – all under the direction of a Project Manager. Budget / Schedule / Cost Control Develop, maintain, update, distribute, and manage estimates. Inform VP/Project Director/Project Manager of needed change orders and recommend pricing. Negotiate and implement change orders, including addenda to the contract. Manage and monitor the critical path on the master schedule and all assigned schedule aspects. Identify project‑specific staffing needs. Meet with senior personnel to understand the project during the bidding process. Develop the construction plan, methodology, and master schedule. Monitor tool and equipment usage and intervene as necessary. Ensure accurate and timely billing to maintain positive cash flow. Monitor accounts receivable and follow up on non‑payment. Control expenses and costs, study labor productivity reports, and take action to keep the project on budget. Review and approve charges to the project. Management Competencies Utilize project controls software effectively. Assemble, update, and maintain drawings and as‑built drawings. Document all change orders and maintain daily logs. Report potential claim issues timely. Maintain test reports, inspection reports, permits, and safety documentation. Coordinate support functions, including project start‑up. Manage the project per company systems, policies, and procedures. Manage risk exposures on the project. Order equipment and supplies, monitor deliveries. Conduct daily meetings with Superintendent and regular meetings with subcontractors. Schedule change orders and manage subcontractor disputes and pay requests. Develop and maintain working relationships with subcontractors. Monitor subcontractor performance via observation, reports, and invoices. Approve subcontractor invoices and compare billed work with performed work. Manage labor relations and jurisdiction. Construction Means and Methods Ensure the project meets quality, performance specifications, and regulatory requirements. Conduct daily inspections to verify correct work. Act as liaison with local inspectors. Ensure compliance with company quality management procedures. Effectively manage project start‑up. End User Interaction Build and maintain a positive relationship with the client and agents. Understand client business issues and critical operations. Ensure project construction and delivery match contract requirements. Keep client apprised of developments, change orders, and timeline changes. Maintain high accessibility through regular meetings, calls, and correspondence. Support repeat business and discuss future opportunities. Performance Knowledge of Built In Safety policies and practices. Ensure site safety and establish safety expectations. Implement safety incentive programs if applicable. Monitor site compliance and correct violations. Take disciplinary action when safety measures are lacking. Report and investigate accidents per company policy; respond to OSHA visits. Document safety violations. Review costs against estimates weekly and track variances. Accountable for change management process. Update labor productivity reports weekly and adjust as needed. Verify and approve contractor timesheets weekly. Perform other duties as assigned and serve as acting Project Manager in absence. Qualifications Qualified candidates will possess a Bachelor's degree related to the construction industry and 3‑6 years of experience in project engineering, construction project management, or related activities with exposure to moderate‑scope projects.
