Community Manager - Lease Up Job Locations: US-CA-Antioch | US-CA-Northern California A new lease‑up townhome community offering rental discount. Sares Regis Group, a private real estate firm, seeks an experienced Community Manager for the 216‑unit community Sagecrest. Overview Days/hours required: Monday - Friday, 9AM-6PM. On‑site living required. Responsibilities Hire, train, and develop a competent team. Manage daily operations directly or indirectly, including reviews of daily rent recommendations to maximize income. Collect rents and implement timely legal delinquent rent procedures; ensure resident insurance compliance and screening criteria; oversee resident retention procedures; complete weekly reports accurately; approve invoices; maintain accurate data input and reports. Review and analyze monthly performance; produce variance reports; initiate annual budgets and forecasts. Identify potential market challenges; educate staff and regional managers about competitors and market conditions; create effective marketing plans. Bid out recurring contract work (unit cleaning, painting, landscaping) routinely to assure quality and best price; confirm contractor insurance and lien waivers; monitor quality and timeliness of contractor performance. Implement OSHA and other safety procedures; educate the team on safety precautions and conduct routine safety meetings; maintain up-to-date MSDS information. Identify potential repairs or capital projects with the maintenance supervisor; ensure quality curb appeal meets corporate standards; identify risk management issues. Follow company handbooks, property policy manuals, and governing documents. Qualifications Excellent problem‑solving, interpersonal and communication skills; leadership/supervisory skills. 3+ years of experience as a Community Manager of 100+ units. Excellent sales skills. Ability to read, analyze, and interpret general business periodicals; write reports and business correspondence. Proficiency in basic math: calculate figures and amounts such as discounts, interest, commissions, percentages, area. Ability to solve practical problems in variable situations with limited standardization. Knowledge of property‑level operations software: Outlook, internet, Excel, Word. Salary range is $100,000-$120,000 annually. Competitive compensation package includes a 401(K) match, rental incentive, renewal compensation, bonuses, and rental discounts.
