ROLE SUMMARYThe Senior Project Manager will own end-to-end delivery of capital construction and renovation projects at a client site in Ontario, CA. This individual will serve as the primary JLL point of contact for the client's facilities and engineering teams, managing a project portfolio that may include new construction, facility upgrades, infrastructure improvements, and specialized manufacturing support spaces. The PM will operate within client's Tier Excellence Recognition Award (TERA) compliance framework and adhere to Construction Safety Requirements (TCSR v4.3) at all times.KEY RESPONSIBILITIESPre-Planning & Project InitiationLead project scoping sessions with client stakeholders to define objectives, constraints, and success criteriaDevelop project charters, feasibility analyses, and preliminary cost estimates for capital approvalManage design team selection, contract negotiation, and onboarding in accordance with JLL and client procurement standardsCoordinate pre-construction activities including site assessments, utility coordination, permitting strategy, and regulatory reviewPrepare project delivery plans, phasing strategies, and preliminary schedules aligned with client operational requirementsBudgeting & Cost ManagementDevelop and manage detailed project budgets from pre-design through project closeoutLead competitive bidding processes including preparation of bid packages, leveling of proposals, and bid recommendation reportsTrack and report on committed costs, actual expenditures, change orders, and forecast-to-complete on a weekly basisConduct value engineering exercises to optimize project costs without compromising scope or qualityProcess and approve contractor pay applications, ensuring alignment with schedule of values and work-in-placeSchedulingDevelop and maintain master project schedules using industry-standard scheduling toolsIdentify critical path activities and proactively manage schedule risks and float consumptionCoordinate scheduling inputs from design consultants, contractors, vendors, and client stakeholdersProduce and distribute weekly schedule updates with variance analysis and recovery plans as requiredBidding & Contractor ManagementPrepare complete bid packages including drawings, specifications, scopes of work, and contract termsManage the competitive bid process through pre-bid meetings, RFI responses, addenda, and awardNegotiate and administer construction contracts in compliance with JLL and client standardsManage contractor performance against scope, schedule, budget, and quality benchmarksOversee ISNetworld pre-qualification compliance for all contractors engaged on client propertyConstruction Oversight & QualityServe as the owner's representative during construction, attending OAC meetings and conducting regular site walksEnforce TCSR v4.3 safety requirements including D-35 daily safety audits, D-18 Daily JSA requirements, Cardinal Safety Rules, and client Table 1 contractor thresholdsReview and approve submittals, RFIs, and change orders in a timely mannerCoordinate third-party inspections, commissioning activities, and punch list resolutionManage substantial completion, final acceptance, and project closeout documentationClient Communication & ReportingServe as primary client interface, maintaining proactive and professional communication at all levelsPrepare and deliver weekly project status reports including budget, schedule, safety, and risk updatesParticipate in and lead client meetings, executive briefings, and monthly account reviewsMaintain complete project documentation in JLL and client-designated platformsMINIMUM QUALIFICATIONSBachelor's degree in Construction Management, Engineering, Architecture, or related fieldMinimum 7 years of project management experience in commercial or industrial constructionDemonstrated experience managing projects from $1M to $50M+ in valueProficiency in project scheduling software (MS Project, Primavera P6, or equivalent)Experience with owner's representative or client-side project managementStrong working knowledge of construction contracts, cost management, and procurementExcellent written and verbal communication skillsPREFERRED QUALIFICATIONSPMP (Project Management Professional) or CCM (Certified Construction Manager) certificationExperience in automotive manufacturing, industrial, or mission-critical facility environmentsFamiliarity with Client Production System (TPS) principles and lean methodologiesPrior experience with TCSR or equivalent owner safety compliance frameworksExperience with Procore, Adaptive Work, or Ingenious project management platformsEstablished relationships in the Georgetown / Lexington, KY construction marketCOMPETENCIESClient Focus — Builds trust and credibility with senior client stakeholders; anticipates needs and responds proactivelyAccountability — Takes full ownership of project outcomes; follows through on commitmentsProblem Solving — Identifies issues early, develops creative solutions, and drives resolutionCommunication — Conveys complex information clearly and concisely; adapts style to audienceCollaboration — Works effectively within matrix project teams across JLL and client organizationsSafety Leadership — Champions a safety-first culture on all projects without exceptionThis position does not provide visa sponsorship.
