Position Overview

We are seeking dependable and skilled Multifamily Maintenance Service Technicians I and II to join our growing regional maintenance team. These positions complete resident service requests, prepare vacant apartments for new residents, perform preventive maintenance, care for property grounds, and help keep our apartment communities safe, clean, and fully operational.

Applicants will be considered for either the Service Technician I or Service Technician II position based on experience, technical skills, certifications, and ability to work independently. How Our Regional Maintenance Team Works

We operate a centralized, hub-style maintenance model. Team members report to a designated meeting location each morning for a brief team huddle, daily priorities, and work assignments. From there, technicians travel to multiple apartment communities throughout the region to complete service requests, apartment turns, preventive maintenance, grounds work, and other assigned priorities.

Because assignments may change based on resident needs and operational priorities, technicians must be comfortable working at multiple properties and moving between communities during the workday. Transportation arrangements may vary by assignment and available company vehicles. All technicians must be able to report reliably to the designated daily meeting location and must hold a valid driver's license with an acceptable driving record.

Service Technician Levels

Service Technician I

This level is intended for someone with basic residential, apartment, construction, or facilities maintenance experience who wants to continue developing their skills. A Service Technician I should be able to complete routine work safely, follow established standards, communicate professionally, and recognize when a repair requires additional experience or assistance.

· Interior painting, touchups, surface preparation, and basic caulking.

· Small drywall patches, minor texture repairs, and preparation for paint.

· Common plumbing repairs such as faucets, toilets, supply lines, shutoff valves, traps, and minor drain issues.

· Minor electrical work within training and authorization, including replacing switches, outlets, light fixtures, and ceiling fans.

· Minor flooring repairs and replacement of damaged transition pieces, trim, or small flooring sections.

· Apartment make-ready work, basic appliance troubleshooting, hardware replacement, and general repairs.

· Property grounds work, including walking the grounds, picking up trash, removing debris, and reporting safety or appearance concerns.

Service Technician II

This level is intended for an experienced multifamily maintenance professional who can diagnose problems, complete a wide range of repairs, manage assigned work orders, and work independently with limited supervision. A Service Technician II should be able to perform all Technician I duties while handling more advanced plumbing, electrical, appliance, HVAC, and building repairs. This technician should understand work-order priorities, know when escalation or specialty support is needed, and be capable of assisting less-experienced team members. Multifamily or apartment-maintenance experience is required for consideration at this level.

Primary Responsibilities

· Complete resident service requests accurately, professionally, and on time.

· Diagnose and repair common plumbing, electrical, HVAC, appliance, carpentry, drywall, painting, hardware, and general maintenance issues.

· Prepare vacant apartments for new residents and complete assigned make-ready work.

· Complete daily grounds checks, pick up trash and debris, and help maintain clean, safe, and attractive communities.

· Troubleshoot problems to identify the underlying cause and provide lasting repairs.

· Perform preventive maintenance and property inspections.

· Respond quickly to water leaks, safety concerns, and other maintenance emergencies.

· Communicate respectfully with residents, coworkers, supervisors, and vendors.

· Protect residents' belongings and maintain clean, safe work areas.

· Document completed work, materials used, follow-up needs, and before-and-after photographs in the work-order system.

· Report delays, property damage, safety hazards, and repairs requiring additional approval.

· Maintain tools, equipment, parts, and work areas in an organized and professional condition.

· Follow company policies, safety procedures, manufacturer instructions, and applicable regulations.

· Participate in a rotating on-call schedule, including some evenings, weekends, and holidays.

· Perform other property-maintenance duties as assigned.

Required Qualifications

· Previous experience in multifamily, apartment, residential, facilities, construction, or building maintenance.

· Working knowledge of common residential maintenance repairs.

· Reliable transportation to report to the designated daily meeting location.

· Valid driver's license and an acceptable driving record.

· Ability and willingness to work at multiple apartment communities and travel between assigned properties during the workday.

· Ownership of the basic hand tools and power tools needed to perform maintenance work. Specialty tools and specialized equipment will be provided as needed.

· Willingness and ability to participate in an on-call rotation.

· Ability to use a smartphone or mobile device to receive assignments, update work orders, enter notes, and upload photographs.

· Dependable attendance and the ability to report to work on time and prepared.

· Ability to work independently while also contributing as part of a team.

· Professional communication and respectful resident-service skills.

· Ability to pass all employment-related screening requirements applicable to the position.

Preferred Qualifications

· EPA Section 608 certification, with Universal certification strongly preferred.

· Multifamily or apartment-maintenance experience.

· Experience diagnosing and repairing residential HVAC systems.

· Experience completing apartment turns and make-ready work.

· Familiarity with mobile work-order or property-management software.

· Additional trade certifications or formal maintenance training.

Physical Requirements

· Stand, walk, bend, kneel, squat, climb, reach, and work in confined areas.

· Safely climb and work from ladders.

· Lift, carry, push, and pull tools, equipment, appliances, and building materials.

· Work indoors and outdoors in changing weather conditions.

· Safely perform the essential duties of the position with or without reasonable accommodation.
