HVAC Technician

HVAC TechnicianReporting to the Chief Engineer, the Lead HVAC Technician works within a facility management organization that provides a variety of O&M services that includes R&D Labs, critical data environments and commercial office space. Technician is responsible for completing all assigned tasks while maintaining a constant focus on the critical nature of equipment up-time.Essential Responsibilities:Perform PM's, troubleshooting, basic repairs, adjustments and installations to commercial air conditioning systemsTechnicians must be capable of responding to a variety of trouble calls or work tickets such as, but not limited to, hot/cold issues, general plumbing, light carpentry work, basic electrical, piping repairs, lighting issues, minor leaks while demonstrating strong customer service skillsEnsure that PM's and work orders assigned are completed and closed out in compliance with the provided scheduleResponds to building system alarms to preserve the critical load, minimize equipment or system damage, and participates in root cause analysisAssist with equipment and system operational modifications, such as critical switching, Lock Out/Tag Out, and safe working area set up so that specialty contractors may perform assigned or duties while minimizing risk to workers, and protecting the critical loadMaintains records for inventory of repair supplies and materials; prepares materials requisitions for approval by supervisor as replacement needs dictateMaintain vigilance and report all potential system/equipment problems to management immediatelyComply with company policies and safety requirements/programsKey Competencies:Must have flexibility to work overtime and all assigned shifts, including weekends and holidays, and serve on an on-call basis, as may be dictated by the needs of the businessAble to use hand tools, test equipment and knowledge of maintenance shop practicesAble to respond to equipment alarms, troubleshoot systems through graphic user interface on equipment and systems, and understand systems operations adequately to be able to stabilize system operations while specialized OEM technicians are called to siteMust be able to use personal computers/MS Office experience requiredAble to read, analyze, and interpret general business periodicals, journals, technical, procedures, or governmental regulationsAbility to effectively communicate to management and client representativesEducation:High School graduate, GED, or equivalent experienceImportant Experience:Minimum of 3 years demonstrated working experience in a commercial facility maintenance environmentCertificates, Licenses, Registrations:HVAC license a plusMust possess a valid driver license.Physical Demands:While performing the duties of this job, the employee must be able to stand, walk, reach, climb, stoop, kneel, crouch/crawl and occasionally lift and/or move up to 70 pounds. Specific vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
