Salary: $80,000–$100,000 Annually (Based on Experience)

Position Overview

We are seeking an experienced  Commercial Roofing Project Manager to oversee both  new construction and commercial re-roofing projects throughout the Lexington, KY market.

This individual will be responsible for managing multiple commercial roofing projects from preconstruction through final completion, ensuring projects are delivered safely, on schedule, within budget, and to the highest quality standards.

The ideal candidate will have a strong background in  commercial roofing project management, new construction installations, and re-roofing operations , with the ability to effectively coordinate field crews, subcontractors, General Contractors, vendors, and internal operations teams.

This position requires commercial roofing experience, with a strong understanding of both new construction and re-roofing project execution.

Key Responsibilities

• Manage commercial roofing projects, including new construction installations, tear-offs, recover systems, and complete roof replacements.

• Oversee all phases of project execution, from preconstruction planning and mobilization through installation, inspections, and final closeout.

• Develop and maintain project schedules, budgets, manpower plans, and production timelines.

• Coordinate field crews, Superintendents, Foremen, subcontractors, materials, equipment, and project resources.

• Monitor project costs, labor productivity, material usage, and overall job profitability.

• Review blueprints, construction drawings, specifications, scopes of work, and contract requirements.

• Coordinate with General Contractors and other trades on new construction projects to ensure roofing installations align with overall construction schedules.

• Oversee re-roofing projects, including tear-off logistics, material staging, weather considerations, and minimizing disruptions to occupied facilities.

• Conduct regular jobsite visits to evaluate production, workmanship, safety compliance, and project progress.

• Identify potential scheduling conflicts, change orders, budget concerns, and project risks while implementing effective solutions.

• Maintain strong communication with customers, General Contractors, architects, vendors, and internal leadership.

• Manage project documentation, RFIs, submittals, change orders, inspections, and closeout requirements.

• Ensure compliance with OSHA regulations, manufacturer specifications, and company safety standards.

• Manage multiple active projects while maintaining accountability for deadlines, budgets, quality, and customer satisfaction.

Required Qualifications

• Minimum 5 years of commercial roofing project management experience or comparable commercial roofing industry experience.

• Experience with both commercial new construction and re-roofing projects strongly preferred.

• Strong knowledge of low-slope commercial roofing systems, including TPO, PVC, EPDM, and modified bitumen.

• Proven ability to manage multiple commercial roofing projects simultaneously.

• Experience overseeing project budgets, scheduling, subcontractors, manpower, and field production.

• Ability to read and interpret construction drawings, blueprints, specifications, and contract documents.

• Strong understanding of roofing installation methods, project sequencing, quality control, and safety requirements.

• Excellent organizational, communication, leadership, and problem-solving skills.

• Proficiency with Microsoft Office and construction project management software; Procore or similar systems preferred.

• Valid driver's license with an acceptable driving record.

• Ability to successfully complete a pre-employment background check and drug screening.

• Comfortable visiting active construction sites, working at heights, and safely accessing rooftops.

Preferred Qualifications

• Bachelor's degree in Construction Management, Engineering, or a related field, or equivalent industry experience.

• OSHA 10 or OSHA 30 certification.

• Experience managing large-scale commercial roofing projects for schools, warehouses, industrial facilities, retail centers, and other commercial properties.

• Experience working directly with General Contractors on ground-up construction projects.

• Bilingual English/Spanish is a plus.
