KDR Groups is looking for an Assistant Property Manager to run the day-to-day operations of the apartment complex. You'll look after residents, keep the properties full and in good condition, and help each property meet its financial goals.

What you'll do

• Oversee daily operations, including leasing, renewals, move-ins, move-outs and inspections
• Collect track overdue balances, and issue notices when needed, including handling evictions under state and local law
• Be the main contact for residents: answer questions, resolve complaints, and keep residents satisfied
• Manage maintenance and turnovers, including scheduling vendors, following work orders to completion, and approving invoices
• Keep units full through pricing, marketing, showings and applicant screening
• Keep resident ledgers, leases and property records accurate in AppFolio
• Prepare monthly occupancy, overdue-rent and budget reports, and help build the annual budget
• Follow fair housing rules, safety standards, and city and state regulations
• Build working relationships with vendors, contractors
• Get work orders completed and units ready for move ins

What we're looking for

• 2+ years of residential property management experience
• Hands-on experience with property management software (AppFolio preferred; Yardi, Buildium or RealPage also welcome)
• Solid knowledge of landlord-tenant law and fair housing rules
• Organized and responsive, able to juggle many tasks at once
• Clear written and spoken communication, and calm when things get tense
• Comfortable with Excel and basic property financials
• Valid driver's license and reliable transportation (for property visits)
