Loan Partner I - Lead Converter/Preapproval Specialist

Reports To : LO/Branch Manager Compensation : $18-$23/hr (based on experience/results) FLSA Status : Hourly Non-Exempt Job Description The Loan Partner will oversee the Application to preapproval and applicant nurturing. They will be in direct communication with Clients, Realtors, Builders, and Business Partners. This position requires time management, precise communication, understanding of program guidelines, and data entry skills. This is a position with limitless opportunity for growth. Previous mortgage experience is favorable, but NOT required. All necessary training will be hands-on provided. Top 3 Responsibilities and how you will be measured Measurement: Initial Application and Mortgage Approval Planning Appointments set, credit pulls, Completeness/Accuracy of preapproval to include AUS and disclosure prep. Capacity 80 applications/mo Lead Follow Up Measurement: Following up with pre-qualified borrowers and working to qualify borrowers within 2 hours or less of completed application, executing team checklist for touchpoints. Measurement: Finish applications review for preapproval for team lead and accurately keep up with the preapproved looking and those working toward preapproval. Convert up to 80 applications per month with a 40% or greater conversion rate to prequalified/preapproved. Monthly Closings 70% of preapproved applications Job Requirements High school diploma or equivalent. Must be able to work 40 hours per week between the hours of 8:00 a.m. and 5:00 p.m. (teams video required) (sharing of screen and audio will be requested periodically) Must be proficient in Word, Excel, and Outlook applications. Must have excellent verbal and written communication skills. Must have a positive attitude. Must be dependable, self-motivated and require minimal supervision. Rotating weekends or evening could be required. Essential Duties of the Position Confirm all appointments the day before and the day of the appointment. Set, manage, and confirm all appointments for the Clients to meet with Loan Officer for preapproval, Fast track, or Mortgage Overview (goal is for you to learn to complete Mortgage Approval Plan meetings within 75 days) communicate what items to bring in for appointment etc. All applicant’s status updated in Google voice and Total Expert Notes are to be kept in Google voice and Essentials placed in OneNote once file is moved to Fast Track or Application with property. Update referral partners on status of applications received (all f/ups set according to need) Maintain a 40% or higher conversion rate from application to preapproved Manage documentation and verifications needed for application (one drive must be used for extra docs) Continue to assume responsibilities and help the team grow. Physical Demands While performing the duties of this job, a person is regularly sitting in a normal office environment at a desk using a computer, phone, fax and copy machine. This person may occasionally need to lift up to 20 pounds.
