Maintenance Technician

Job Title Maintenance Technician, Mt. Laurel, NJ Location New Jersey – Mt. Laurel Employment Type Full time Key Responsibilities Support properties located throughout the Monroe/Dayton area, regularly traveling between sites to meet day‑to‑day operational needs. Perform general property maintenance, including coordinating repairs, conducting property inspections, and recommending solutions to customers, vendors, and the Real Estate and Customer Experience (RECX) Manager. Develop and maintain positive relationships with vendors and customers through coordination of repairs, walkthroughs, move‑ins, move‑outs, and required annual inspections. Troubleshoot, evaluate, and recommend maintenance operations and proactively perform inspections to identify inconsistencies related to grounds, curb appeal, risk management, safety requirements (OSHA), cleanliness, landscaping, and general appearance. Assist in inspecting, monitoring, and documenting vendor work, and alert the RECX Manager of any unusual occurrences or damage. Report safety issues immediately and recommend solutions. Ensure proper storage and condition of all Prologis issued supplies, chemicals, tools, and equipment. Manage capital improvement projects from planning through completion, including obtaining competitive bids and conducting bid analysis. Assist the CET with managing Make‑Ready, Tenant Improvements (TI), and coordinate with internal teams to ensure vacant spaces are customer‑ready for lease quickly. Identify additional opportunities to serve customers by understanding Prologis value‑added products and services. Required Qualifications 3+ years of skilled maintenance experience. Willingness to work in a team setting, respond immediately to emergency situations, and operate in field environments, including roofs, ladders, and outdoor conditions. Experience using work order, fire and life safety, alarm, and other facility management software and building control systems. Basic proficiency with software applications for desktop and mobile devices. Knowledge and experience in at least one of the following: carpentry, plumbing, electrical, painting, landscaping, and HVAC systems. Ability to work outdoors most of the day, lift up to 20lbs, and climb fixed or extension ladders during work assignments. Excellent customer service and interpersonal skills; proven ability to communicate effectively with customers, peers, management, contractors, and vendors. Valid New Jersey driver’s license and good driving record, with ability to travel to multiple properties and comply with company vehicle policies. Completion of all required training, including OSHA trainings. Preferred Qualifications High School Diploma or General Education Degree (GED). Experience in maintenance work in commercial real estate. Experience with project management software such as MS Project, Smartsheet, Bluebeam, and Yardi. Understanding of financial principles and capital planning processes. Compensation Hiring salary range: $35.00–$48.61 per hour, with total compensation package and bonus target to be determined based on location, education, experience, and market data.
