Purpose of the Role Own the health of Creature's healthcare project portfolio — not any single job, but the program of jobs and the people running them. This role exists so clients across the healthcare portfolio get the same discipline and access no matter which PM is assigned, and so PMs get developed into that level of ownership instead of left to find it alone. Core Accountability Own total program performance — safety, schedule, quality, financial outcomes, and client standing — across every project in Creature's healthcare portfolio, while developing the PMs who run those projects into leaders who don't need this seat standing over them. Key Accountabilities 1) Program Execution & Portfolio Leadership Lead delivery across every active healthcare project without running any one of them directly. Hold each PM accountable for their own schedule, scope, and execution, and catch the portfolio-level pattern — the risk repeating across three jobs that looks like noise on any single one — before it becomes a program problem. 2) Program-Level Financial Ownership Own gross margin and forecasting in aggregate across the healthcare program. Each PM owns their project's numbers directly; this seat owns the roll-up, protects margin decisions that cross project lines — shared crews, shared subs, shared risk — and flags portfolio drift before it shows up in a single monthly report. 3) Client Relationship & Contract Authority Serve as the senior point of accountability for Creature's healthcare client relationships. PMs run the day-to-day; this seat is who the client calls when something needs to move faster than one project's chain of command, and the person who ensures every contract in the program actually protects the margin it was written to protect. 4) PM Development & Bench Building Lead, coach, and hold accountable every PM assigned to the healthcare program. Build a bench of PMs capable of running a healthcare client relationship and contract independently — this accountability, more than any other, is what separates this seat from a PM carrying a heavier project load. 5) Risk, Compliance & Cross-Functional Alignment Drive proactive risk management and compliance — safety, ICRA, schedule — across the healthcare portfolio. Serve as the connective tissue between Design, Precon, and Field for healthcare work, and surface systemic issues to the Director of Project Management before they surface as a client complaint. What Exceptional Execution Looks Like Every PM in the program runs their project with less oversight every quarter, not more Portfolio-level financial risk is caught before it appears in any single project's report Healthcare clients experience the same standard of access and discipline regardless of which PM is assigned The Director of Project Management gets program-level truth without having to ask for it Traits That Define Success Ownership over Coordination — Owns the program's outcomes, not just its people's tasks Accomplishment over Activity — Measured by portfolio results, not meeting attendance Compelling Conscientiousness — Catches the pattern across projects that no single PM can see from inside their own job Mastery of Communication — Keeps PMs, clients, and the Director of Project Management aligned without becoming the bottleneck between them Accountability is Reliability — The Director of Project Management never has to chase this seat for the truth about the healthcare portfolio Qualifications Must-Have 8+ years of project management experience in construction, with direct experience delivering healthcare projects (ground-up, renovation, or both) Demonstrated experience mentoring, coaching, or formally leading other project managers — not just running a bigger project alone Deep understanding of healthcare-specific compliance: ICRA, AHCA (or state equivalent), infection control coordination Strong financial acumen — comfortable owning forecasting and margin performance across a portfolio, not just a single job Proficiency with Procore, PowerBI, and Excel Preferred Experience in a self-perform or vertically integrated design-build environment Experience managing a portfolio or multiple concurrent projects tied to a shared client relationship CHC or equivalent healthcare construction credential Why Creature Genuine leadership scope — owning a program and developing PMs, not just running a bigger job A direct path toward Director of Project Management as the healthcare portfolio and the broader platform grow Full visibility into how Creature's design, manufacturing, and field functions connect A performance culture where the program's results, not the org chart, define success Creature is an equal opportunity employer.
