Property Maintenance Director

YMCA Health & Wellness Center, 4001 Coliseum Dr, Hampton, Virginia, United States of America Fort Monroe YMCA, 8 Ruckman Road, Fort Monroe, Virginia, United States of America Job Description General Function: Under the supervision of the assigned supervisor, in coordination with the Association Property Director, the Property Director is responsible for the overall preventative and restorative maintenance of facilities and equipment at assigned Centers. The Director also manages preventative maintenance of YMCA buses and supervises custodial staff responsible for cleanliness and sanitation of interior and exterior property. Qualifications: Journeyman’s license in one of the following trades preferred and/or a minimum of three years’ experience. Experience in lawn maintenance, commercial cleaning, floor maintenance and restoration, and general commercial building maintenance. Strong organizational skills, written and verbal communication skills, and human relation skills. Strong administrative skills, including supervisory experience, budgeting, and working with staff, members, volunteers, and general contractors/vendors. Certification in CPR/First Aid/AED/O2 required within 60 days of hire. Completion of required trainings: New Employee Orientation (NEO), Bloodborne Pathogens, Child Abuse Prevention (CAP), and Sexual Harassment upon hire and annually thereafter. Satisfactory background and Child Protective Services checks. Valid Driver’s License and ability to obtain a Commercial Driver’s license preferred. Essential Functions: Support and practice the mission, vision, and goals of the YMCA. Promote a professional work environment through character development by modeling the values of caring, honesty, respect, and responsibility. Lead in a manner that strengthens the community through youth development, healthy living, and social responsibility. Participate in Association meetings, committees, and leadership teams to promote unity. Build and maintain positive relationships with staff, members, contractors, volunteers, vendors, municipal agents, and the community. Communicate regularly and effectively with the assigned Center Executive Director regarding weekly schedule and time allocation. Property Maintenance: Maintain HVAC units with a preventive maintenance program and accurate records in Association software. Handle electrical, mechanical, and plumbing issues promptly with approved vendors and record in Association software. Ensure Centers meet or exceed risk management policies, including security, fire alarm, and sprinkler systems: maintain functionality and regular inspections. Assist Center Executive Directors in developing and implementing property issues and shutdowns. Ensure centers and vehicles are well maintained, safe, and operational. Collaborate with the Aquatics Director to maintain pool mechanical and chemical systems when applicable. Assist in property shutdowns as needed. Property Administration: Prepare and administer annual budget, revising as needed to meet guidelines. Maintain records and reports for property, equipment, and transportation; manage the Association work order and preventive maintenance system (Property Dude). Handle payroll responsibilities and schedule for property cleaning staff. Serve as point of contact for vendors, contractors, and building issues. Manage inventory, order, and organization of cleaning and paper supplies monthly. Supervise the Community Service Program with local courts/law enforcement. Hire, develop, motivate, and retain a committed staff aligned with the YMCA’s mission. Conduct regular staff meetings, one‑on‑one sessions, and departmental meetings for training and updates. Participate in Center leadership activities and special events when assigned. Carry out additional duties as deemed necessary by the youth development department and center operations to enhance member experience. Build positive relationships with Association staff and share information cooperatively. Conduct hiring, training, task assignment, performance appraisal, rewarding, disciplining, and problem resolution. Skills and Ability Requirements: Read, analyze, and interpret documents; respond effectively to inquiries or complaints. Apply mathematical concepts to budget preparation and program planning. Reason and define problems with limited direction. Lift or move up to 50 pounds occasionally. Endure prolonged kneeling, standing, and bending. Perform strenuous physical tasks necessary for cleaning and maintenance. Respond to emergency situations. Travel to conferences, facilities, and events as required. Effect on End Results: Timely maintenance of facilities. Well‑maintained equipment serviced by YMCA personnel. Consistent maintenance practices for facilities and pools. Increased membership numbers and retention. Growth in program participants. Enhanced member loyalty measured by retention and satisfaction surveys. Staff loyalty and engagement measured by satisfaction surveys and campaign contributions.
