We are looking for someone who can walk into a building issue, determine what is happening, take ownership of the next step, and help get it resolved.MUST PASS BACKGROUND CHECKResponsibilitiesRespond to maintenance requests in apartments and common areasAssess reported issues and troubleshoot the likely cause before recommending next stepsPerform routine general maintenance and repairs throughout residential buildingsDiagnose common issues involving plumbing fixtures, leaks, drains, toilets, doors, locks, hardware, walls, ceilings, cabinets, and finishesInvestigate signs of leaks, water intrusion, moisture, damage, or other building conditionsPerform minor plumbing, carpentry, drywall, painting, caulking, hardware, and fixture repairsInspect malfunctioning equipment or building components and determine whether the issue can be repaired internally or requires a specialized vendorMeet vendors on site when needed and clearly communicate the issue and work requiredVerify completed vendor work and report any remaining concernsIdentify recurring or larger building issues and escalate them promptly to managementApartment Turn OversComplete turnover punch lists between tenantsPatch and repair drywall and minor wall damagePaint and perform touch-ups as neededCaulk and silicone kitchens and bathroomsRepair or adjust doors, locks, cabinets, closets, and hardwareReplace or install blinds, shelving, mirrors, towel bars, fixtures, and similar itemsPerform minor plumbing and general repairsIdentify larger repairs requiring licensed or specialized tradesHelp ensure apartments are fully functional and move-in readyMaintenance Follow-ThroughProvide clear updates on the status of assigned maintenance itemsTake before-and-after photos when appropriateCommunicate immediately when an issue cannot be resolved or additional work is requiredMaintain organized tools, materials, and commonly used maintenance suppliesEnsure assigned work orders are fully completed or properly handed off for additional serviceWhat We're Looking ForPrior experience in residential building maintenance, multifamily properties, property management, or a similar environmentStrong general troubleshooting and handyman skillsAbility to assess an issue rather than simply perform a specific assigned repairWorking knowledge of basic plumbing, carpentry, drywall, painting, doors, locks, hardware, fixtures, and apartment maintenanceExperience with apartment turnovers and make-ready workAbility to recognize when an issue requires a plumber, electrician, HVAC technician, roofer, or other specialized tradeReliable, organized, and able to work independentlyStrong attention to detail and follow-throughProfessional and respectful when interacting with residents, clients, vendors, and building staffComfortable documenting work through photos, notes, and maintenance softwareValid driver's license preferredAbility to safely lift and carry tools, materials, and equipment associated with building maintenanceWhat Success Looks LikeMaintenance issues are assessed quickly, routine repairs are handled efficiently, outside vendors are used only when necessary, recurring problems are identified early, apartment turnovers stay on schedule, and management has clear visibility into the status of every open maintenance item.QualificationsHigh school diploma/GED or equivalentHave worked as a handyman or maintenance worker.At least 2 years of maintenance experienceKnowledge of heating and air conditioning units, plumbing systems, and electrical systemsAdvanced understanding of maintenance equipment, procedures, and techniquesAvailable to be on call and respond to maintenance requests on nights and weekendsExcellent work ethic, communication skills, time management skills, and attention to detail
