Senior HVAC Maintenance Technician

Senior HVAC TechnicianAs a Senior HVAC Technician, you will be performing routine maintenance, inspections, and emergency repairs on occupied and vacant homes. Your role ensures that all units meet our quality standards, minimizing vacancy time and maximizing resident satisfaction.Key ResponsibilitiesComplete daily work orders for minor repairs (plumbing, electrical, HVAC, appliances, etc.)Perform preventative maintenance checks on HVAC systems, water heaters, and appliancesInspect and repair unit fixtures such as faucets, light switches, locks, and windowsConduct property walks to identify and report potential hazards or needed repairsRespond to emergency maintenance requests during scheduled on-call shiftsDocument completed work orders accurately in the property management systemConduct monthly preventative maintenance and property inspections.Identify and resolve maintenance issues proactively.Record all work accurately in company software systems.Recommend improvements to maintenance processes and procedures.Participate in company-provided training and skill-building programs.Contribute ideas for efficiency and innovation in property upkeep.Communicate effectively with Turn Managers and other technicians.Support team goals and assist others during high-volume turnover periods.Be available for scheduled on-call rotations (typically 1 week per month).QualificationsExperience: 10+ years in property maintenance, apartment turnovers, or a related field.Skills: Proficiency in HVAC and AppliancesStrong painting, drywall, and finishing skills.Excellent problem-solving, organization, and time-management.Competency with basic maintenance software.Strong interpersonal and customer service abilities.Requirements: Valid driver's license and reliable transportation.Must own and use basic tools including drill, hammer, tape measure, adjustable wrench, crowbar, electrical tester, socket set, etc.Ability to lift up to 50 lbs (occasionally up to 100 lbs with assistance).Able to stand, bend, crouch, kneel, and climb ladders for extended periods.Comfortable working in confined spaces and outdoor conditions year-round.Compensation & BenefitsStarting Pay: $25.00/hr+ (based on experience and skill set)Health Benefits: Company pays 60% of medical, dental, and visionLife Insurance: $50K policy paid by companyPaid Leave: PTO after 90 days; parental leave availableRetirement Plan: 401(k) with up to 5% company matchWeekly Gas AllowanceBonuses: Quarterly performance bonusesEducation: Tuition reimbursement & paid certificationsCulture & Perks: Company events, team-building, supportive environment, high-performance teamAt ODUrent, you're not just another technician—you're part of a dynamic team transforming student housing.
