Property Manager I (Waters Edge Apartments)

Property Manager IWinnCompanies is seeking a Property Manager I to join our team at Waters Edge Apartments, a 91-unit affordable, senior property housing community located in Chicago, IL.In this role, you will oversee the daily operations, leasing, financial performance, maintenance, and compliance of the community while delivering exceptional resident service. The ideal candidate has experience in property management, multifamily housing, leasing, resident relations, and team leadership, and is committed to maintaining a high-performing, well-managed community.The pay range for this role is $28.85-$29.81 per hour. The selected candidate will adhere to the following schedule: Monday through Friday from 8:00AM to 5:00PM and every other Saturday from 9:00AM to 12:00PM.Responsibilities:Manage the daily operations of a multifamily residential community, ensuring strong occupancy, resident satisfaction, and regulatory compliance.Oversee leasing activities, including marketing, rental applications, move-ins, move-outs, recertifications, renewals, and rent increases.Drive occupancy, rent collections, resident retention, and revenue goals.Complete rent calculations and incident reports.Conduct wellbeing checks on residents during inclement weather.Prepare and manage property budgets, financial reports, purchase orders, invoices, and monthly variance reporting.Ensure compliance with all applicable federal, state, local, LIHTC, HUD, and affordable housing program requirements, where applicable.Partner with maintenance teams to maintain the property, preserve assets, and ensure completion of preventive maintenance programs.Lead, train, and develop site team members while promoting a positive, customer-focused culture.Requirements:High school diploma or GED equivalent.1-3 years of experience in property management, multifamily housing, leasing, or residential operations.Experience with Project-Based Section 8 / HUD program.Experience with completing recertifications for Project-Based Section 8 / HUD program.Complete Rent Calculation Training within 120-days.Complete Tax Credit Training to obtain Tax Credit Specialist (TCS) certification.Complete CHA Yardi Training within 2-weeks.Previous supervisory, team lead, leadership, or employee development experience.Knowledge of property management operations and landlord-tenant laws.Experience using Microsoft Office and web-based business applications.Strong customer service, communication, organizational, and problem-solving skills.Ability to manage multiple priorities in a fast-paced environment.Ability to work effectively with diverse residents, colleagues, and vendors.Strong attention to detail and financial accountability.Benefits & PerksGenerous paid time off, paid holidays, sick time, a floating holiday, and a day of serviceMedical, dental, and vision coverage, plus HSA, FSA, and dependent care savings options401(k) with company match and company-paid life, AD&D, and long-term disability insuranceTuition reimbursement, professional development opportunities, and career growth resourcesWellness programs, employee assistance resources, commuter benefits, and employee discount programsFlexible and hybrid work options for eligible positions
