Job Title: Facilities Maintenance Specialist

Fixed Hourly Wage: $23.37
Position Type: Full Time, Non-Exempt
Direct Supervisor: Facilities Manager
Work Environment: Works both indoors and outdoors in various weather conditions. Drives company vehicle to all KCR sites.

Job Summary

Performs a wide variety of maintenance and minor repair tasks including but not limited to plumbing and carpentry repairs to any agency property or facility.

Job Requirements

Qualifications:

1. Required Education: High School Diploma or GED and four plus years of demonstrated successful experience in two or more areas.
2. Ability to pass State and/or Federal Background Checks as determined by position (prior to hire date)

Preferred Qualifications:

1. Must demonstrate recognition and compassion for low-income peoples.
2. Demonstrated ability to input, aggregate and analyze data including generation of accurate and complete reports
3. Demonstrated successful experience in preparing and processing documentation following relevant process and guidelines (such purchase requests, requests for payment, etc.)

License(s) and/or Certifications:

1. Valid Washington State Driver's License
2. Ability to obtain proof of insurability for operating an automobile.
3. First Aide/CPR certification (within 90 days of employment)
4. Tuberculosis (TB) Testing (upon employment and before contact with children, testing done before hire will not be recognized)
5. Current Immunizations per Washington Administrative Code (can be obtained upon hire)

Essential Physical and Mental Functions

1. Position requires intermittent sitting, standing, walking, twisting, and bending
2. Must be able to lift up to 50 pounds
3. Simple grasping and hand manipulation required as well as reaching above and below shoulder level
4. Cognitive ability to recognize and address safety concerns
5. Must be able to work outside in a variety of weather conditions
6. Cognitive ability to discern accuracy and apply to work as necessary.
7. Physical and cognitive ability to operate a motor vehicle.
8. May be required to enter housing units which contain various conditions up to and including potential physical and chemical hazards.
9. Utilizes ladders, scaffolding and powered lifts to reach heights.
10. May be required to work all shifts and serve in an on call capacity.

Responsibilities-  Included but are not limited to

1. Reports to and schedules work assignments with Facilities Maintenance Manager.
2. Demonstrates success in working both independently and under direction.
3. Assists in construction/building and remodeling duties (Builds/repairs decking, stairs, roofing, interior and exterior walls, sub-flooring, handrails, and handicapped or AHA required projects) where necessary.
4. Has working knowledge of all types of flooring; removal, repair and replacement skills.
5. Assist in plumbing and electrical repairs and installation for entire agency.
6. Assist HVAC repairs and maintenance when needed or provides oversight of sub-contractor hired to perform such duties as requested by Facilities Maintenance Manager.
7. Installs, repairs and maintains concrete such as sidewalks, curbs, and slabs where necessary.
8. Repairs and/or installs playground equipment or provides oversight of sub-contractor hired to perform such duties as requested by Facilities Maintenance Manager.
9. Assist in maintenance/repair duties at all agency properties and facilities.
10. Performs pick-up/delivery and is responsible for program mail-run and supplies, loads/unloads materials, supplies and equipment as needed.
11. Performs janitorial duties as needed. Cleans housing units when vacated.
12. Maintains program vehicles as needed.
13. Occasionally works on building maintenance/repair projects with Kitsap Child Care, Human Services maintenance staff and KCR Administration.
14. Assist in the maintenance of disaster equipment and materials for entire program.
15. Fills in for Facilities Maintenance Manager in their absence.
16. Accepts other job-related duties as assigned.
17. Operates a wide variety of handheld power and manual tools both indoors and outside.
18. Move furniture, donations, appliances and heavy items or equipment.
19. Basic groundskeeping duties such as property clean up and beautification, refuse removal, and basic landscaping.
