Maintenance/HVAC Technician

Qualifications:

1. High School Diploma or equivalent.

2. Formal training in heating, ventilation and air conditioning.

3. Minimum three (3) years of experience in the maintenance and repair of heating, ventilating and air conditioning equipment.

4. Demonstrated experience in operation of computer based building management systems preferred.

5. Experience in boiler maintenance, boiler repair and boiler cleaning.

6. Experience in general building maintenance.

7. Able to respond to emergency situations during non-work hours.

8. Must hold a Black Seal Boiler License, or agree to obtain such in a timely fashion.

9. Such alternatives to the above qualifications as the Board may find appropriate and acceptable.

Reports To: Director of Facilities

Overall Responsibility:

To promote the health, safety, comfort and welfare of all students, employees and the public by maintaining the district facilities and equipment in an efficient operating condition.

Essential Areas of Responsibility:

1. Performs all assignments, duties, and maintenance repairs as needed, including but not limited to plumbing, electrical, carpentry, painting, grounds, heating, ventilation and air conditioning as directed.

2. Adheres to high standards of workmanship, cleanliness, safety and security at all times.

3. Immediately reports all fire and safety hazards.

4. Maintains outdoor sprinklers, waste disposal systems, radiators and similar plumbing related installations.

5. Responsible for new construction, carpentry and repair work and for the safe condition of flooring, door frames, doors, window frames, glass staircases, stair treads, wall paneling, hardware and similar structural elements in the facilities owned or operated by the district.

6. Repairs, lubricates and adjusts boiler and heating equipment.

7. Supervises the firing of pressure boilers and implements the firing operation in order to provide the necessary heat and water according to the season, temperature and demand.

8. Shovels or plows snow from sidewalks and driveways, operates district snow removal equipment and spreads sand and salt.

9. Examines school buildings on a regular basis for needed repairs, maintenance, and preventive maintenance.

10. Participates fully in implementing the district program of preventative maintenance striving for economical, efficient, cleanliness and safe operations.

11. Protects, maintains and uses properly supplies, ground materials and equipment and maintains the district-owned, leased, rented, loaned and issued handtools, equipment, hardware, materials and supplies.

12. Estimates cost of repair projects in terms of labor, material and overhead when needed and advises the Supervisor when outside contractors may be necessary.

13. Maintains mechanical equipment and required state standards of sanitation at district operated sewer treatment facilities.

14. Performs all work in a safe, proper and workmanlike manner.

15. Participates fully and cooperates with all requirements of the approved District Asbestos Management Plan under AHERA regulations.

16. Adheres to all rules and procedures regarding district security and assumes responsibility and custody of all keys to district facilities.

17. Performs all responsibilities in a professional, courteous and cooperative manner.

18. Performs all other duties as assigned by the Director of Facilities.

Maintaining school buildings and equipment in safe condition and operating order.

Expected Physical Capabilities:

Capable of performing repairs to building equipment and facilities that may require a wide range of body positions, physical strength, and dexterity.

Jobs may include the carrying and positioning of equipment and building materials, driving vehicles, and the use of hand and power tools.

Terms of Employment:

12 Month Contract Salary and fringe benefits as per negotiated agreement between the Pemberton Township Board of Education and the Pemberton Township Education Association.
