HVAC Technician
Monday - Friday, 8a-4:30p
Performs maintenance and repair on variety of heating, ventilation and air-conditioning units involving electrical and plumbing along with heat and coolant principles. Supportive of the Village's mission, values, and service/hospitality (PRIDE) expectations. Completes training as required by policy.
Essential Job Functions
- Assists residents and John Knox Village associates to ensure completion of work orders.
- Maintains and repairs Village HVAC units - commercial and residential, as well as some light commercial refrigeration.
- Replaces or repairs defective breaker controls, thermostats, switches, filters, fuses and electrical wiring to repair units. Build filter frames.
- Fabricates, assembles and installs ductwork and vents ensuring elimination of mold and dust.
- Handles various refrigerants.
- Participates in environmental training and respirator usage as needed.
- Documents and tracks trends and completion rates for HVAC preventative maintenance tasks
- Available on-call for emergencies, rotating weekends and evenings, and for snow removal as needed.
- Adheres to all safety regulations and requirements.
- Handles stress well and gets along with others within the workplace and with customers outside the department.
- Maintains acceptable standards of workplace conduct.
- Other duties as assigned.
The responsibilities described above represent the primary responsibilities of the job. Other responsibilities may be assigned by the supervisor as warranted by business needs. The incumbent is expected to perform all assigned responsibilities.
Essential Qualifications
Education:
- This position requires the level of education typically acquired by a course of study leading to a high school diploma or GED.
Licenses/Certifications:
- Must have a valid driver's license and proof of auto insurance.
- Must have or be able to obtain a Missouri Class E driver's license within 90 days of hire, if driving a company vehicle.
Knowledge and Skills (required unless otherwise noted):
- A minimum of 2 years of HVAC experience
- EPA (Level I or Level II) certificate within 90 days after employment
- Ability to read and interpret documents such as safety rules, operating instructions, handbooks and procedure manuals.
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to apply concepts of basic algebra and geometry.
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
- Must be able to interpret blueprints, construction documents, schematics and wiring diagrams.
- Handles stress well, gets along with others and maintains acceptable standards of conduct.
- Adheres to all safety regulations and requirements.
- Must be able to acquire a Missouri class "E" driver's license within 90 days of employment
Special Working Conditions
- The associate is subject to both inside and outside environmental conditions including extreme cold temperatures typically below 32 degrees for periods of more than one hour or extreme heat temperatures above 100 degrees for periods of more than one hour.
- The associate is subject to sufficient noise with the need to shout in order to be heard above ambient noise level.
- The associate is subject to vibration of the extremities or whole body.
- The associate is subject to hazards such as proximity to moving mechanical parts, moving vehicles, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals.
- The associate is subject to atmospheric conditions that affect the respiratory system of the skin: Fumes, odors, dusts, mists, gases or poor ventilation.
- The associate is subject to air and/or skin exposure to oils and other cutting fluids.
- The associate is required to wear a respirator when performing certain tasks.
- The associate frequently is in close quarters, crawl spaces, shafts, manholes, small, enclosed rooms, small sewage and water line pipes, and other areas which could cause claustrophobia.
- The associate is required to function in narrow aisles or passageways.
- The associate may be exposed to infectious diseases and is required to function around individuals with challenged mental capacities.
- All associates may be called upon to assist other departments in a declared emergency situations.
Physical and Mental Demands
The physical demands described below are representative of those that must be met by an individual to successfully perform the essential functions of this job. Reasonable accommodation may be made to enable individuals with disabilities to perform the essential functions.
- Very Heavy Work Exerting in excess of 100 lbs of force occasionally, and/or up to 50 lbs of force frequently, and/or up to 20lbs of force constantly to move objects.
- The associate is required to have visual acuity to perform an activity such as operating machines such as lathes, drill presses, power says and mills where the seeing job is at or within arm's reach, performing mechanical or skilled trades tasks of a non-repetitive nature.
- Climbing: Ascending or descending ladders, stairs, scaffolding, ramps, poles and the like, using feet and legs and/or hands and arms. Body agility is emphasized.
- Balancing: Maintaining body equilibrium to prevent falling when walking, standing or crouching on narrow, slippery or erratically moving surfaces.
- May need to stoop/bend, kneel, crawl, reach, stand for sustained periods of time and walk long distances.
- May need to push, pull, lift with regular or repetitive motion. May need to pick up, pinch, type with fingers, grasp with fingers and palm.
- May need to feel attributes of an object such as size, shape, temperature or texture by touch with fingertips.
- Talking: Expressing or exchanging ideas by means of the spoken word; those activities where detailed or important spoken instructions must be conveyed to other workers accurately, loudly, or quickly.
- Hearing: Perceiving the nature of sounds at normal speaking levels with or without correction and having the ability to receive detailed information through oral communication, making discriminations in sound.
- Repetitive motions: Making substantial movements of the wrists, hands, and/or fingers.
