Residential Handyman & Rental Property Inspector

Charlotte next level property maintenance company is looking for a quality focused, highly skilled, problem solving Handyman and Rental Property Inspector. Ideal candidates will enjoy variety in their day from remodel projects to small work orders to performing property evaluations and creating a detailed scope of work.

Every day will look a little different. While all of your work will be in the field, making sure our properties meet the expectations of our residents and owners, you will have a great variety. You will be onboarding new properties (photos, documenting property details), documenting scope of work utilizing in-house software, the latest technology and provided iPad, coordinating with the project manager, performing many of the rehab project repairs on yourself (we'll also contract out some work), and performing smaller work orders for routine property maintenance and routing property inspections.

Responsibilities:

• Property Inspections
  • On-boarding new properties
  • Taking high quality property photos & video
  • Conduct routine property walk-throughs and evaluations
  • Document detailed move-out walk-throughs identifying improvements, updates, as well as malfunctions through notes, pictures and videos
  • Conduct follow-up walkthroughs to hold vendors accountable for completing scope of work
  • Picking up and dropping off lockboxes/signs/etc.
  • Occasional property showings
  • Working in ticketing software
  • Creating and submitting work orders
  • Collaborate with our team via phone/video calls/messenger/email/etc.
• Handyman
  • Timely manage the schedule outlined for you by the maintenance coordinator and notify any impacted parties of changes to schedule
  • Clearly document and generate scopes of work to communicate to maintenance coordinator and project manager for them to create estimate and get approval
  • Be on-call for emergency work when appropriate
  • General repairs and carpentry of single family homes, condos and townhomes
  • Cabinetry installation and possible assembly
  • Minor electrical (fan install, fixture install, switch/outlet replacement)
  • Minor plumbing (toilet install/repair, faucet install/repair, tub/shower faucet repair/replacement)
  • Drywall repair & painting
  • Exterior repair (siding repair, gutter repair, possible window replacement, etc.)
  • Minor landscaping (trim hedges, install mulch, weed beds, etc.)
  • Possible tile work

Requirements:

• Full-time schedule of approximately of mostly 8:30-5:00 PM M-F. Some weekend or evening work may be required to meet a deadline or in emergency situations
• Your own, professional vehicle capable of performing all work assigned including occasional towing capability (dump or cabinet runs). You'll be reimbursed for mileage.
• Your own tools to perform required work (company can provide exceptionally expensive and unique tools required for the job).
• Ability to problem solve, self-lead and work independently
• Utilize your knowledge of maintenance, construction and real estate
• Leverage your thorough detail orientation to catch nuances with projects, work orders, etc. that others may miss
• Customer focused and personable demeanor
• Can do attitude, ability to self-manage and problem solve, continuous improvement mindset, high standard of quality work, systematic approach
• Have a 12MP camera phone with good battery life and data plan ($35/mo allowance)
• Have reliable transportation that has a professional appearance with backup transportation
• Be able to capture professional looking photos & video of properties
• Be able to twist, turn, squat, kneel, stand for long periods and remain seated for long periods of time and lift 50+ pounds

You will be pivotal in the delicate transition an owner goes through from signing on with us to us delivering a renovated and rented property. We’ve found speed and quality of execution in these first few months to be critical in how property owners perceive the value we bring to the table. You will be at the center of making sure all of our ducks are in a row to bring new properties onboard. The routine inspections of the property are a key component of making sure our properties are being kept ship-shape and that there are no surprises come move-out. That’s why it’s so critical that we find you and that you’re a great fit for this role.
