Facilities Maintenance Tech II: Field Inspections & Repairs

Under the supervisionof the Facilities Maintenance Manager, the Maintenance Worker will beresponsible for all aspects of building maintenance, including inspections andrepair work as expertise permits.

ESSENTIAL DUTIES ANDRESPONSIBILITIES

Will travel to siteswhere repairs or general maintenance are needed. Will conduct facilityinspections, which will include, but will not be limited to, checkingsmoke detectors, exit lights, fire extinguishers, plumbing, electricalfixtures, and structures on a regular schedule. Complete reportsregarding assessments of and solutions to individual program needs to besubmitted to the Facilities Manager. Make repairs orreplacements as expertise permits or oversee outside contractors in thecompletion of necessary repairs. Serve as a role modelfor our clients. Perform other duties asassigned. Demonstrate proficiency in PhoenixHouse's electronic health record system(Welligent) sufficient tofulfill the duties required by this position within 30 days of employment. Performs other duties as assigned. RequiredKey Performance Indicators (KPI): Agency program sites will comply withOSHA, State Fire Marshall, Accrediting Body, Public Health, requirements 100%of the time. Building equipment and inspectionsare current and up to date. All Certificates of Insurance forvendors are current and up to date. Emergency repairs (repairs affectingprogram continuation, consumer safety) will be made immediately uponnotification in 100% of the cases. Non-emergency work orders will becompleted within 24 hours of receipt. Physical appearance of all PHFLfacilities will be in compliance with agency standards 100% of the time. 100% of required training will becompleted within specified time frames.

REQUIRED KNOWLEDGE,SKILLS, AND ABILITIES:

Ability to perform basic building and propertymaintenance services. Ability to properly use hand tools and instruments. Ability to properly use cleaning agents. Ability to comply with internal, state, and federalrecord keeping and confidentiality guidelines. Ability to follow direction. Ability to work and communicate with others.

REQUIRED EDUCATION AND EXPERIENCE :

High School Diplomaor General Equivalency (GED) Diploma LICENSES/CERTIFICATIONS/EUs Valid Florida driver license with aclean driving record (no more than 4 points)

PHYSICALDEMANDS

REGULARLY REQUIRED: to sit, use arms/hands to reach, manipulate, handle, or feel objects,tools, or controls; written and verbal communication, ability to hear. OCCASIONALLY REQUIRED: to stand, walk, stoop, kneel orcrouch and lift and/or move up to 50 pounds.

WORK ENVIRONMENT

The work environment isthat of an office, residential treatment program or outdoor setting, withexposure to electrical and plumbing fixtures, hand tools, cleaning agentsand normal outside noise. Exposure to clientsinfected with Hepatitis B, HIV, TB, or other infectious diseases ispossible. Business related travelis required.

SCHEDULING NEEDS

Emergencysituations may arise where response by Maintenance Worker may be necessary.
