We are seeking an experienced BAS Controls Technician in Charlotte, NC. As an experienced and confident Controls Technician, you will be responsible for installing, programming, testing, calibrating, operating, servicing, and repairing building automation and control systems along with their related software, hardware, and equipment. The ideal candidate will have a strong background in building automation and a proven ability to install, integrate and troubleshoot automation control systems across a wide range of commercial and industrial environments.

This position plays a critical role in ensuring facility performance, occupant comfort, energy efficiency, and system reliability. Successful candidates will be experienced in install, integrate and troubleshoot automation control systems while supporting HVAC equipment, BAS networks, field devices, controllers, and communication infrastructure. When controls exceed or fall below specifications, technicians must quickly install, integrate and troubleshoot automation control systems to minimize downtime and maintain operational continuity.

In this role, you will perform a variety of technical duties relating to the electrical, mechanical, instrumentation, and control functions of utility and HVAC systems. The successful candidate will demonstrate expertise in install, integrate and troubleshoot automation control systems, perform system diagnostics, support commissioning activities, and maintain control system performance throughout the facility lifecycle.

Duties/Responsibilities:

• Demonstrate knowledge of digital control concepts such as analog and digital inputs and outputs, sequences of operation, point-addressable devices, closed-loop and supervisory feedback systems, BACnet integration, BACnet systems, BACnet networks, device programming, serial communications, and computer networking.
• Install, integrate and troubleshoot automation control systems, electrical and mechanical equipment, instrumentation devices, and related information systems.
• Analyze control system malfunctions and determine appropriate repairs, including troubleshooting system controller boards, field devices, sensor wiring, control wiring, I/O wiring, and network communications infrastructure.
• Perform testing and maintenance on mechanical, electrical, and instrumentation equipment while helping install, integrate and troubleshoot automation control systems throughout commercial facilities.
• Utilize technicians' tools such as electric meters, calibration devices, electronic testers, and diagnostic equipment.
• Review operator manuals, submittals, and established guidelines to ensure equipment and information systems are operating correctly.
• Perform basic programming for control systems, including ladder logic, relay logic, PLCs, RTUs, VFDs, and telecommunications networking while supporting efforts to install, integrate and troubleshoot automation control systems.
• Initiate and manage work orders pertaining to utility equipment and information systems while maintaining accurate documentation and service records.
• Read and interpret design, control, and electrical drawings.
• Estimate materials, parts, and equipment required to complete assignments.
• Read and interpret manuals, specifications, drawings, and blueprints.
• Read and interpret meters, gauges, charts, and a variety of instrumentation devices.
• Identify and resolve operational, technical, and procedural problems affecting building automation systems.
• Work with voltages ranging from 12 VAC to 600 VAC.
• Diagnose and resolve technical problems related to control and monitoring systems and perform necessary repairs while helping install, integrate and troubleshoot automation control systems.
• Test and calibrate system devices to ensure functional reliability and proper operation of monitoring and control systems.
• Inspect, troubleshoot, and perform corrective and preventative maintenance on HVAC equipment such as air handlers, compressors, vacuum pumps, and exhaust fans by changing belts, lubricating parts, and replacing motors, valves, sheaves, and bearings.
• Work is subject to exposure to extreme weather conditions, sewage, hazardous chemicals, electrical currents, gases, dust, noxious odors, and heights exceeding 10 feet.
• Install and maintain motor control systems for fans, pumps, compressors, and related equipment while supporting projects to install, integrate and troubleshoot automation control systems.
• Perform and assist with work on all HVAC and control systems and related equipment as necessary, utilizing expertise to install, integrate and troubleshoot automation control systems.
• Be on call, as necessary.
• Maintain working knowledge of federal, state, and local requirements related to HVAC utility systems and controls.
• Maintain accurate record-keeping practices, both electronic and hard copy.
• Perform other miscellaneous duties as needed, including projects requiring technicians to install, integrate and troubleshoot automation control systems in occupied facilities.

Required Skills:

• Must have experience in Andover, Niagara/Tridium, Alerton, Distech, Trane, Carrier, or Automated Logic (Certifications are highly desired)
• Excellent organizational skills and attention to detail.
• Excellent time management and prioritization skills.
• Proficient in Microsoft Office Suite or related software.
• Strong decision-making ability.
• Ability to work independently and in a fast-paced environment.
• Flexibility to work under time constraints and meet deadlines.

Essential Functions:

• Be able to lift and carry ladders, drawings, personal computers, material, etc.
• Be able to spend time standing and walking on construction sites.
• Maintain a satisfactory driving record, which, per company vehicle policy, allows the individual to drive a company vehicle.
• Be physically able to kneel, stoop, and crawl.

• Salary: $80,000 - $110,000 per year, depending on experience, certifications, and a successful interview.
