Position Summary
The Valuation Analyst supports the review, analysis, and documentation of residential real estate collateral for financing, acquisition, surveillance, and asset-management purposes. This is a junior-level, office-based role focused exclusively on residential one- to four-unit properties.
Working under the guidance of the Valuation Manager and senior valuation personnel, the Valuation Analyst will review appraisal and valuation materials, property-condition documentation, construction budgets, inspection reports, and related collateral files. The successful candidate will be organized, analytical, detail-oriented, and able to manage a deadline-driven pipeline while escalating concerns appropriately.
Responsibilities
- Review and document residential real estate collateral evaluations for one- to four-unit properties, including the property’s condition, current and projected use, valuation support, assumptions, and limiting conditions.
- Support analysis of estimated as-is value and after-repair value (ARV) using appraisals, broker price opinions, comparable-sales data, inspection reports, property photos, and other available documentation.
- Review third-party appraisal reports and identify potential inconsistencies, missing information, unsupported assumptions, or items requiring clarification or correction.
- Review property condition reports, construction draw inspections, advance approval inspections, post-disaster inspections, and other property-level inspection documentation.
- Evaluate the reasonableness of renovation scopes of work, repair estimates, and line-item construction budgets; identify apparent gaps between the stated scope and budget.
- Compare appraisals, property characteristics, comparable sales, construction assumptions, and inspection findings for internal consistency and reasonableness.
- Assist with review of architectural plans, permits, zoning information, environmental reports, and other real estate due-diligence documentation, as assigned.
- Prepare clear, concise, and well-supported file notes, review findings, checklists, and internal documentation.
- Maintain complete and accurately organized valuation files in RMS’s loan, document-management, and tracking systems.
- Monitor assigned pipeline reports and proactively follow up internally on missing documents, pending review items, and files approaching deadlines.
- Escalate valuation, property-condition, budget, documentation, and potential collateral-risk concerns to senior valuation personnel in a timely manner.
- Assist with quality-control reviews, reporting, process documentation, and technology-enabled workflow improvements.
- Complete other valuation, collateral-review, and portfolio-surveillance duties as assigned.
Required Qualifications
- Bachelor’s degree in real estate, finance, business, economics, construction management preferred, or a related field; equivalent relevant experience.
- Zero to two years of relevant experience in residential real estate, mortgage lending, appraisal support, real estate underwriting, property management, construction estimating, title/legal real estate work, or a related field.
- Strong attention to detail and the ability to review complex documentation accurately and consistently.
- Strong analytical, research, and problem-solving skills.
- Ability to organize, prioritize, and manage multiple files in a high-volume, deadline-oriented environment.
- Proficiency in Microsoft Office, particularly Excel, Word, and Outlook, with the ability to learn proprietary loan-management and document-management systems.
- Strong written and verbal communication skills, including the ability to document findings clearly and professionally.
- Ability to work independently, take ownership of responsibilities, and collaborate productively with a team.
- Demonstrated integrity, accountability, sound judgment, and a strong work ethic.
- Ability to successfully complete a background check.
Preferred Qualifications
- Experience reviewing residential appraisals, BPOs, comparable sales, property condition reports, draw inspections, or renovation budgets.
- Familiarity with residential rehabilitation, bridge, fix-and-flip, rental, or other investor real estate lending products.
- Knowledge of residential construction terminology, scopes of work, repair-cost estimating, and line-item construction budgets.
- Ability to read and understand basic architectural plans, building permits, and property-related public records.
- Active real estate license, appraisal coursework or trainee experience, construction-related credentials, or other relevant real estate certifications, are a plus.
- Experience in a fast-paced lending, asset-management, servicing, or start-up environment.
Work Expectations
This role is office-based and requires consistent attention to file quality, timeliness, documentation standards, and internal controls. Production expectations will be established and discussed during the interview process based on experience level, training needs, and business requirements.
