COMMERCIAL PROPERTY MANAGER

Bluestone Real Estate Services is seeking a Commercial Property Manager to oversee the day-to-day operations and performance of a portfolio of commercial properties. You'll balance property operations, financial management, maintenance coordination, and tenant relations while serving as a trusted point of contact for property owners and tenants.

The typical schedule for this position is Monday-Friday, with participation in a rotating after-hours on-call schedule.
WHAT YOU'LL DO

• Manage a portfolio of commercial properties with a focus on strong physical and financial performance.
• Build positive relationships with tenants, respond to concerns, and provide excellent customer service.
• Communicate regularly with property owners regarding operations, financial performance, maintenance, and other property matters.
• Conduct weekly site visits and help ensure properties are clean, well maintained, and operating effectively.
• Coordinate third-party vendors, maintenance requests, service calls, and repairs through timely completion.
• Review and code invoices, track work orders, and address invoice discrepancies as needed.
• Monitor tenant correspondence, delinquencies, and appropriate collection or eviction notices.
• Maintain accurate property and tenant information in the property management system.
• Review monthly operating statements and prepare variance reports for property owners.
• Prepare annual property budgets and reconcile operating expenses.
• Respond to emergency situations and participate in the rotating after-hours on-call schedule.
WHAT YOU'LL BRING

• At least 2 years of commercial property management or related experience. Residential management experience may be considered if you've successfully managed multiple properties.
• Strong organization and time-management skills with the ability to prioritize competing needs and meet deadlines.
• Excellent customer service and relationship-building skills.
• Strong written and verbal communication skills, including tact, diplomacy, and discretion in sensitive situations.
• Ability to work effectively both independently and collaboratively.
• Proficiency with Word, Excel, Outlook, and the ability to learn property management software such as AppFolio.
• Valid driver's license and reliable transportation.
• Ability to participate in an after-hours on-call rotation.
