Residential Construction Superintendent Williams Contracting Location: Olympia, WA Job Type: Full-Time Schedule: Monday-Friday, daytime hours; occasional overtime as needed Pay: $30-$40 per hour, with opportunity to increase based on performance Lead the Jobsite. Williams Contracting is seeking an experienced Residential Construction Superintendent to lead day-to-day field operations across our custom home and residential remodeling projects. This is a hands-on leadership role for someone who knows how a well-run residential jobsite should operate. You will coordinate subcontractors, manage daily sequencing, monitor quality, solve field issues, communicate with the project team, and make sure each project continues moving forward safely, efficiently, and professionally. What You'll Be Responsible For As Residential Construction Superintendent, you will be the primary field leader responsible for keeping construction activity organized and progressing according to plan. Lead Daily Jobsite Operations Oversee daily field activity across assigned residential projects Coordinate subcontractors, internal crews, deliveries, inspections, and upcoming work Maintain clean, organized, professional jobsites Make sure trades understand expectations before work begins Identify field problems early and work with the project team to resolve them Keep projects moving efficiently without sacrificing quality Manage Scheduling & Trade Coordination Manage daily construction sequencing in alignment with the project schedule Coordinate subcontractor arrival times, site access, work readiness, and completion Ensure work areas are prepared before the next trade begins Anticipate scheduling conflicts, delays, and trade dependencies Communicate schedule updates and field priorities clearly with the office team Maintain momentum across each phase of construction Own Quality Control Regularly inspect work for quality, accuracy, and compliance with plans Verify custom details are being executed correctly Catch deficiencies before they become costly rework Hold subcontractors and field crews accountable for workmanship Protect completed finishes throughout construction Reduce punch-list items through consistent field oversight Coordinate Subcontractors Set clear expectations regarding scope, schedule, quality, and jobsite conduct Confirm subcontractors have the information, materials, and access needed to perform their work Verify work is complete before trades leave the site Address field concerns professionally and promptly Communicate recurring performance issues to company leadership Maintain productive relationships while protecting company standards Keep Materials & Jobsites Ready Confirm materials, fixtures, selections, and products are available before scheduled installation Coordinate deliveries and material needs with the project team Identify missing, damaged, delayed, or incorrect materials early Maintain organized staging and storage areas Protect client property, completed work, and stored materials Communicate Clearly Provide regular progress updates to project management and leadership Document jobsite conditions, progress, issues, and completed work as needed Participate in project and field coordination meetings Communicate professionally with homeowners when appropriate Escalate problems early rather than allowing them to grow Help identify practical solutions to field challenges What We're Looking For Required Strong residential construction experience Previous experience as a Superintendent, Foreman, Lead Carpenter, Field Supervisor, or similar field leadership role Strong understanding of residential construction sequencing and building systems Ability to read and interpret architectural plans, structural drawings, specifications, and construction details Experience coordinating subcontractors and multiple trades Strong organization and follow-through Excellent communication and problem-solving skills High attention to detail and commitment to quality workmanship Professional and comfortable working in and around clients' homes Valid driver's license with an acceptable driving record Reliable transportation Ability to travel between local jobsites Verifiable work history and professional references Preferred Custom home construction experience High-end residential remodeling experience Hands-on carpentry background Experience managing several trades on active residential projects Experience with schedules, progress photos, punch lists, and jobsite documentation You’ll Be a Strong Fit If You Notice problems before they become bigger issues Know how to keep subcontractors moving without unnecessary conflict Understand that jobsite cleanliness and organization affect productivity Can read plans and understand how the work comes together in the field Communicate problems early and clearly Take pride in craftsmanship and finished details Balance schedule pressure with quality expectations Treat clients, subcontractors, coworkers, and their property professionally Prefer ownership and responsibility over constant supervision Compensation & Benefits $30-$40 per hour Opportunity for pay increases based on performance Performance-based bonus opportunities Health insurance IRA match Paid time off Steady, year-round employment Local projects Vehicle, fuel, or mileage support for jobsite travel depending on final compensation package Professional development and advancement opportunities Supportive team environment focused on craftsmanship, communication, and continued improvement Why Williams Contracting?
