The role of Leasing Specialist is to lease, market, and maintain positive resident relations within the community. Responsibilities Aptitude for Connecting - Must possess a strong sense for creating a sense of community and the drive to create a positive experience for residents and staff. Success is driven by relationships within the communities, including vendor partners, regulatory, and social services partnerships. Adopt a collaborative approach to create consistent, favorable circumstances that foster success and effectiveness for the organization and the communities. Authentic Attitude - Consistently demonstrate an open and professional attitude when addressing resident and staff concerns, including seeking resources throughout the organization via support services and senior leadership. Positivity and Professionalism - Demonstrate active listening and understand that participation and support are integral to Avanath’s success, ensuring residents and staff feel seen, heard, and valued as challenges are resolved. Key Accountabilities Customer Service & Sales Provide A+ customer service at all times. Greet and qualify all prospects. Record all telephone and in-person visits on guest cards. Inspect models and available market-ready units; communicate related service needs to the Community Manager. Demonstrate community and apartment/model features and benefits; close the sale. Have the prospect complete the application and secure a deposit in accordance with company procedures and Fair Housing requirements. Update availability report; process applications for approvals. Ensure the apartment is ready for move-in on the agreed date. Follow up on prospects who did not close and attempt to close again; refer to sister communities if needed. Secure new resident signatures on paperwork prior to move-in; orient new residents to the community. Assist in monitoring renewals; distribute and follow up on renewal notices. Administrative Accept rental payments. Prepare leases and input information into the Yardi system accurately and on a timely basis. Maintain current resident files. Distribute notices. Maintain accurate monthly commission records on leases and renewals for bonus purposes. Assist the management team with other tasks as required. Consistently implement community policies. Resident Retention Receive resident inquiries; listen to requests, concerns, and comments. Process maintenance service requests and inform the maintenance team; answer questions about the community, repairs, rent, and rules. Ensure maintenance repairs are handled satisfactorily; follow up daily. Maintain open communication with the Community Manager and Maintenance Supervisor. Contribute to cleanliness and curb appeal of the community. Assist in planning resident events and participate as a host as directed by the Community Manager. Adherence to Property Management Rules, Regulations, and Guidelines Conduct all business in accordance with company policies, Fair Housing, ADA, and applicable laws; manage compliance file maintenance where applicable. Physical Demands & Working Conditions Essential staff required to report to work and adhere to safety and business protocols. Frequent sitting and walking. Repetitive use of computer, keyboard, mouse, and phone. Reading, comprehension, writing, calculations, and verbal communication. May work in an elevated site and walk on uneven ground; occasional squatting, bending, twisting, pushing, and pulling.
