This role requires someone who understands that these buildings are more than projects, they become homes, healthcare environments, and communities where safety, precision, and quality matter at every stage.

Our client is seeking an experienced Project Superintendent to lead a major senior housing development in Frisco, TX. This is a high-visibility leadership opportunity for a superintendent who thrives in complex, multi-story, steel building environments.

If you’ve successfully managed Texas HHSC inspections , coordinated closely with Fire Marshals, and led multi-story living or healthcare projects from the field, this is the type of opportunity where your experience will truly stand out.

What You’ll Be Responsible For

• Leading all daily field operations and schedule execution for a flagship senior living development
• Managing subcontractors with professionalism, accountability, and urgency
• Maintaining a safe, organized, and highly productive jobsite
• Running OSHA compliance efforts, safety meetings, and proactive risk mitigation
• Coordinating directly with Fire Marshals to ensure fire-life safety compliance
• Preparing for and executing Texas HHSC inspections with confidence
• Driving quality control, site documentation, daily reporting, and communication with project leadership
• Creating a jobsite culture built on respect, ownership, consistency, and results

What Makes You a Strong Fit

• 10+ years of Superintendent experience in senior living, assisted living, healthcare, or similar regulated construction environments
• Proven experience with multi-story Type II construction
• Strong working knowledge of Texas HHSC requirements and inspection processes
• Experience coordinating fire-life safety systems and working alongside Fire Marshals
• OSHA 30 preferred
• Strong leadership presence without ego or negativity
• Ability to hold subcontractors accountable while maintaining productive relationships
• Experience with Procore, Bluebeam, Buildertrend, or similar construction management platforms preferred

Civil and Site Development Experience

Candidate should demonstrate experience leading and coordinating:

• Site mobilization, temporary utilities, construction entrances, fencing, and site logistics
• Survey control, benchmarks, building layout, property lines, and elevation verification
• Erosion-control installation, inspection, maintenance, and SWPPP compliance
• Clearing, grubbing, demolition, and initial site preparation
• Mass excavation, cut-and-fill operations, and balancing site material
• Interpretation and practical use of geotechnical reports
• Identification and remediation of unsuitable or unstable soils
• Soil moisture conditioning, lift placement, compaction, and testing
• Proof-rolling and acceptance of building pads and paved areas
• Site grading, drainage patterns, detention systems, and stormwater management
• Sanitary sewer, domestic water, fire line, storm drainage, and electrical utility installation
• Utility elevations, slopes, crossings, clearances, testing, and inspections
• Trenching, excavation safety, shoring, dewatering, and OSHA requirements
• Coordination with civil engineers, geotechnical engineers, surveyors, utility providers, and municipalities
• Management of rain events, wet-site conditions, temporary drainage, and schedule recovery
• Coordination between civil infrastructure and the building foundation schedule
• Three-week look-ahead scheduling, subcontractor accountability, and daily production tracking

Foundations and Getting the Building Out of the Ground

Candidate should understand and have directly managed:

• Building pad verification and approval before foundation work begins
• Structural plans, foundation details, specifications, and approved shop drawings
• Footings, grade beams, spread footings, drilled piers, pile caps, and slab-on-grade systems
• Formwork dimensions, elevations, bracing, and placement tolerances
• Reinforcing steel size, spacing, laps, clearances, chairs, and supports
• Underslab plumbing, electrical, sleeves, blockouts, and penetrations
• Vapor barriers, termite treatment, waterproofing, and underslab insulation
• Anchor bolts, embeds, hold-downs, and steel column base-plate coordination
• Pre-pour inspections and trade signoffs
• Concrete mix designs, batch tickets, slump, temperature, air testing, and cylinders
• Concrete placement planning, access, pumping, finishing, curing, and weather protection
• Finished floor elevations, flatness, levelness, and slab tolerances
• Post-tensioned slab systems when applicable
• Anchor-bolt and embed surveys before structural steel erection
• Coordination of inspections, testing agencies, engineers, and local authorities
• Documentation of concealed work and accurate as-built information
• Concrete strength verification before loading or steel erection

Structural Steel and Going Vertical

Candidate should demonstrate experience managing:

• Review and coordination of structural plans and steel shop drawings
• Steel fabrication, delivery dates, erection sequencing, and material staging
• Verification of anchor-bolt surveys and resolution of discrepancies
• Crane access, crane pads, delivery routes, and site logistics
• Structural steel erection plans and critical lift coordination
• Column, beam, joist, and miscellaneous steel installation
• Temporary bracing and structural stability during erection
• Steel decking, edge angles, openings, stairs, rails, and embeds
• Bolted and welded connections
• Special inspections for bolts, welds, decking, and fireproofing
• Fall protection, controlled-access zones, and erection safety
• Coordination of steel with elevators, stairs, exterior walls, roofing, and MEP systems
• Identification and resolution of conflicts before they affect erection
• Managing steel erection production against the project schedule

Cold-Formed Metal Framing

Candidate should understand:

• Load-bearing versus non-load-bearing metal framing
• Structural stud gauges, spacing, and approved framing details
• Exterior wall framing and interior partition sequencing
• Deflection tracks, slip connections, bridging, bracing, and kickers
• Headers, jamb studs, parapets, soffits, and framed openings
• Window, storefront, door, and louver opening coordination
• Shaft-wall and fire-rated assembly requirements
• Sheathing types, fastening patterns, and inspection requirements
• Air barriers, weather barriers, flashing, and waterproofing transitions
• Coordination of framing with structural steel and concrete tolerances
• MEP penetrations and prevention of unauthorized cutting of structural studs
• Framing inspections and correction of nonconforming work
• Sequencing exterior framing, sheathing, roofing, and waterproofing to achieve dry-in
