Area Manager – Property Management Location: Los Angeles, CA (Field‑Based / Regional Cluster within driving distance) Employment Type: Full‑Time, Exempt Salary: $65,000 – $70,000 per year Position Overview The Area Manager is a boots‑on‑the‑ground, multi‑site manager responsible for the daily operational success, leasing, and physical upkeep of a local cluster of 3 to 6 small buildings (approximately 150–200 units). The role includes direct management of one on‑site staff member, coordination with a dedicated Maintenance Technician, and hands‑on oversight of property operations with no administrative support. Key Responsibilities On‑Site Operations & Property Management – Maintain daily oversight of assigned properties, lead a direct report, coordinate work orders, and ensure resident satisfaction. Marketing, Leasing & Turn Management – Post advertisements, conduct tours and open houses, process applications, verify eligibility, and execute leases; track leasing activity in AppFolio. Financial Management & Collections – Own collections, handle delinquencies, manage ledger entries, and operate within monthly budget constraints. Tenant Relations & Legal Compliance – Serve as primary resident contact, enforce lease terms, issue legal notices, and participate in eviction proceedings when necessary. Field Presence & Maintenance Supervision – Conduct regular property walks, audit curb appeal, inspect units, and ensure SOP compliance. Bonus Structure Leasing & Renewal Incentives (Monthly): $175 per new lease, $350 per 12‑month lease renewal. Portfolio Performance (Quarterly): Up to $300/month for strong collections, $350/month for maintaining 96%+ economic occupancy. Quarterly Excellence: $1,000 flat bonus for maintaining 95%+ occupancy and collections simultaneously. Qualifications 2+ years residential property management experience (Senior Property Manager or Multi‑Site Manager). Advanced daily operational experience with AppFolio. Experience managing conventional, market‑rate properties in a small‑to‑mid‑size company. Leadership experience managing at least one direct report and field maintenance personnel. Strong knowledge of LA landlord‑tenant laws, rent control regulations, and fair housing guidelines. Demonstrated ability in property‑level finances, rent collection, and serving legal notices.
