Job Title: Residential Leasing Agent / Leasing Consultant

Location: Boise, ID

Employment Type: Full-Time 

Compensation: $25 per hour + leasing bonus structure + 401 (k), Dental, Life & vision Insurance

As we continue to grow, we are seeking a highly skilled and experienced Leasing Agent to join our team and support our financial operations.

Job Summary

As a Residential Leasing Agent, you will serve as the face of our community—marketing available units, conducting property tours, qualifying applicants, closing leases, and fostering positive resident relationships to support renewals and referrals. This role combines sales, customer service, and administrative skills in a fast-paced, rewarding environment where your performance directly impacts community success.

Key Responsibilities

- Greet prospective residents (via phone, email, walk-ins, and online inquiries) and provide professional, enthusiastic presentations of the property, amenities, floor plans, and surrounding neighborhood. 

- Conduct personalized tours of model units, vacant apartments, and common areas while highlighting features and benefits to match prospect needs. 

- Pre-screen applicants, process rental applications, verify income/employment/credit/references, and ensure compliance with fair housing laws and company policies. 

- Prepare and execute lease agreements, collect security deposits, application fees, and first month's rent. 

- Achieve or exceed monthly leasing goals, occupancy targets, and revenue objectives through proactive marketing and follow-up. 

- Maintain up-to-date knowledge of current rental rates, availability, market conditions, and competitive properties. 

- Assist with resident retention efforts, including renewal communications, move-in/move-out coordination, and addressing resident concerns promptly. 

- Keep accurate records in property management software (e.g., Yardi, RealPage, or similar), update marketing logs, and ensure models/show units are pristine and ready for tours. 

- Participate in outreach marketing (e.g., local events, social media promotion, apartment locator services) and "shop" competitors regularly. 

- Uphold the highest standards of curb appeal, cleanliness, and professionalism at all times. 

- Perform other duties as assigned by the Property Manager.

Qualifications & Skills 

- High school diploma or equivalent required; some college coursework preferred. 

- Previous experience in leasing, sales, customer service, hospitality, or property management is a plus—but we will train the right enthusiastic candidate! 

- Strong sales and closing skills with a proven ability to meet quotas and build rapport quickly. 

- Excellent verbal and written communication; outgoing, positive personality with a "can-do" attitude. 

- Proficient in Microsoft Office/Google Workspace; experience with property management software is advantageous. 

- Detail-oriented, organized, and able to multitask in a dynamic environment. 

- Knowledge of fair housing regulations and lease documentation preferred (training provided). 

- Reliable transportation and a valid driver's license (if required for outreach). 

- Available to work a flexible schedule, including weekends (common in leasing roles).
