The Staff Accountant II is responsible for supporting the accounting and financial reporting activities for CoreSite's owned and leased data center properties and corporate headquarters. This role performs general ledger accounting, month-end close activities, account reconciliations, financial reporting, variance analysis, fixed asset accounting, and accrual accounting while ensuring compliance with GAAP, SOX requirements, and company policies. The ideal candidate brings a strong foundation in accounting principles, experience managing monthly close responsibilities, and the ability to analyze financial results and identify key business drivers. Success in this role requires strong attention to detail, effective communication, collaboration across departments, and a proactive approach to problem-solving and process improvement.

Key Responsibilities:
- Prepare and post monthly journal entries to support accurate financial reporting.
- Perform balance sheet account reconciliations and maintain supporting schedules.
- Complete assigned month-end, quarter-end, and year-end close activities in accordance with established deadlines.
- Prepare financial statements, reporting packages, and supporting analyses.
- Perform income statement and balance sheet variance analysis against forecasts, budgets, and historical results.
- Prepare fixed asset reports, accrual analyses, and other accounting schedules.
- Ensure compliance with GAAP, SOX 404 requirements, and company accounting policies and procedures.
- Support internal and external audits by providing timely, accurate, and well-documented financial information.
- Research accounting issues, identify solutions, and escalate matters as appropriate.
- Collaborate with Finance, Operations, Property Management, and other business partners to support reporting and accounting activities.
- Identify and implement process improvements that enhance efficiency, accuracy, and internal controls.
- Support ERP system enhancements, automation initiatives, and special projects.
- Manage multiple priorities while communicating progress, risks, and deadlines effectively.
- Perform additional accounting, financial analysis, and operational support activities as assigned.

Required Qualifications:
Education: Bachelor's degree in Accounting, Finance, or a related field.
Experience:
- 5+ years of accounting or finance experience.
- Experience performing month-end close activities in an accrual-based accounting environment.
- Experience preparing journal entries, account reconciliations, and financial reports.
- Experience performing variance analysis and financial analysis.
- Experience working with ERP or financial accounting systems.
- Advanced proficiency with Microsoft Excel.
Knowledge & Abilities:
- Strong understanding of GAAP and general accounting principles.
- Ability to analyze financial data and identify key business drivers.
- Strong organizational skills with the ability to manage multiple priorities and deadlines.
- Excellent attention to detail and accuracy.
- Effective written and verbal communication skills.
- Ability to work independently and collaboratively in a hybrid work environment.
- Ability to work onsite in the Denver office at least two days per week.
Preferred Qualifications:
- CPA certification.
- Experience with SOX 404 compliance and internal controls.
- Experience with publicly traded companies.
- Experience with REIT, real estate, or property accounting.
- Experience within the data center, technology, telecommunications, or infrastructure industries.
- Experience with JD Edwards.
- Experience with job cost accounting, fixed asset accounting, and power revenue and expense allocations.
- Master's degree in Accounting, Finance, or a related field.

Compensation: Compensation for this role includes a base salary between $80,000 and $87,000 a year. This role is also eligible for an annual bonus and equity, based upon individual and company performance.
