The Real Estate Manager in Rome, GA, is responsible for overseeing all real estate-related functions to profitably secure, maintain, and grow the company’s real estate portfolio. Key duties include purchase, procurement, portfolio management, negotiation, and compliance with local regulations. Responsibilities Portfolio Management / Market Review Determine which real estate assets to add to Lamar’s portfolio and how to profitably maintain and grow it. Monitor, track, and analyze critical operational data and dates associated with land lease agreements, owned properties, and other real estate assets. Create and maintain a market abstract identifying growth or relocation opportunities through analysis of current zoning laws. Monitor competitor activity and permitting practices. Collaborate with local managers to conduct strategic data analysis using monthly, quarterly and annual reports to evaluate and ensure portfolio optimization and profitability. Prepare and track an annual real estate budget, continuously identifying and developing strategies to address under‑performing assets. Active Negotiation / Purchase Process Strategically plan, develop, and execute lease and/or purchase strategies through operational, financial, and organizational analyses. Develop and maintain productive professional relationships with landowners and serve as lead point of contact for negotiation and conflict resolution. Prepare, present, and negotiate agreements with landowners, their agents, or representatives for the purpose of securing new or existing real estate assets. Coordinate and oversee the due diligence and purchase process for approved easement and land purchases. General Administration Enter, maintain, and routinely audit data, reports, and electronic files to ensure accurate accounting, record‑keeping and file management. Serve as the main point of contact for all real estate‑related matters. Ensure receipt, verification and timely processing of real estate tax invoices for company‑owned property. Monitor, track, calculate and issue monthly and/or annual percentage/overage payments and applicable CPI adjustments. Government Relations / Regulations Establish and maintain relationships with key governmental officials and personnel vital to planning, zoning, permitting and inspections. Maintain an accurate record of state and local zoning ordinances and monitor any proposed changes. Prepare, submit, secure, renew and maintain all applicable governmental approvals including variances, construction, vegetation and conditional use permits. Property / Structure Maintenance Serve as the primary contact and liaison between internal departments and landowners to ensure continued access to the company’s signs and resolve any appearance or vegetation issues. Location‑Specific Essential Functions May supervise one to two administrative employees, depending on location needs. Qualifications Knowledge of city and state codes/regulations and permitting/variance process for all jurisdictions within the market area. Ability to work in a fast‑paced environment and juggle multiple tasks while meeting deadlines. Strong computer skills in Microsoft Office (Word, Excel, PowerPoint, Adobe, etc.) and ability to rapidly learn new programs. Excellent command of the English language for written and oral communication. Skill in speaking with people of diverse backgrounds. Attention to detail in composing, typing and proofing materials. Basic accounting knowledge to ensure accurate payment distributions. Ability to operate within a set yearly budget. Ability to establish and maintain cooperative working relationships, internally and externally. Ability to handle confidential information and situations. Education and Experience Required: High school diploma or equivalent. Bachelor’s degree. Current and valid driver’s license. 5 years of experience in business, real estate, or a related field. OR 7 years of experience in place of a bachelor’s degree. OR other equivalent combination of education and experience. Preferred: Bachelor’s degree in business, real estate, or related field. 3–5 years of experience in land acquisition, zoning, and land use planning. Benefits A Monday‑Friday, 8:00 a.m.–5:00 p.m. work schedule.
