Director of Maintenance

Description The Director of Maintenance plans, directs, and controls the overall maintenance of the facility building and grounds and coordinates the activities of maintenance and housekeeping employees.

ESSENTIAL JOB FUNCTIONS

Train and oversee maintenance staff on proper safety procedures to ensure quality standards and service. Maintain equipment and parts inventories, and keep inventory records. Record type and costs of maintenance or repair work. Perform routine preventive maintenance to ensure machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate. Repair or replace defective equipment parts, using hand tools and power tools. Inspect drives, motors, and belts, check fluid levels, replace filters, or perform other maintenance actions following checklists. Assemble, install or repair wiring, electrical and electronic components, pipe systems and plumbing, machinery and equipment. Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as needed. Clean and lubricate shafts, bearings, gears, and other parts of machinery. Dismantle devices to access and remove defective parts, using hoists, cranes, hand tools, and power tools. Perform preparatory work for maintenance activities including gathering equipment, materials, and supplies, loading and unloading materials, and laying out materials and equipment for projects. Perform a variety of routine physical labor tasks, depending on area of assignment, including posting general notices, pulling weeds, picking up litter, raking leaves and debris, planting, replacing light bulbs, and moving furniture. Perform cleanup at the end of the day or when the job is completed, including picking up tools, spills, and debris and cleaning work areas and performing touch‑up work as needed. Set up meeting areas for meetings and events. Assist with safety training as necessary. Report any issues or problems that may arise to the Administrator. Comply with state, federal, and all other applicable health care and safety standards. Assist families and other visitors as needed. Attend in‑services and other required meetings. Complete online training as assigned in order to maintain company, state, and federal compliance. Perform other duties and tasks as assigned. Requirements

SUPERVISORY REQUIREMENTS

Oversee the activities of all Maintenance employees, as necessary. Carry out supervisory responsibilities, including interviewing, hiring and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems; and terminating employees.

EDUCATION & EXPERIENCE

High school diploma or equivalent; minimum 3 years of prior experience in a maintenance position; or an equivalent combination of education and experience. Previous experience in a long‑term care or hospital setting preferred. #J-18808-Ljbffr VITA OF GREENFIELD SERVICE PROVIDER LLC
