Custom Home Project & Maintenance ManagerOur client is a San Diego-based custom home developer specializing in high-end residential properties. We are seeking an experienced Custom Home Project & Maintenance Manager to oversee ongoing projects, repairs, improvements, and maintenance needs across the company's custom residential properties.This is a hands-on, highly client-facing position for someone with a strong background in custom home or high-end residential construction who understands the level of quality, attention to detail, and service expected in luxury residential environments.The ideal candidate will be comfortable coordinating a wide variety of projects and maintenance needs, from landscaping and painting to repairs, property improvements, vendor coordination, and general home upkeep. Strong customer service and communication skills are essential, as this individual will work closely with homeowners, vendors, contractors, and internal team members to ensure every issue is handled professionally and efficiently.Duties & ResponsibilitiesOversee day-to-day maintenance, repairs, improvements, and projects across custom residential propertiesServe as a primary point of contact for homeowners and clients regarding property needs, maintenance requests, and ongoing projectsCoordinate and manage residential projects from initial request through completionEvaluate property maintenance and repair needs and determine the appropriate course of actionCoordinate with subcontractors, vendors, trades, and service providers to complete work efficiently and to a high standardObtain and review estimates and proposals for maintenance, repairs, and improvement projectsSchedule and oversee vendors and subcontractors working at propertiesMonitor work in progress to ensure quality, timelines, and expectations are being metCoordinate projects such as: Landscaping and exterior improvementsInterior and exterior paintingGeneral repairs and home maintenanceFlooring and finish repairsPlumbing, electrical, HVAC, and other residential service needsAppliance repairs or replacementsGeneral property improvementsConduct regular property walkthroughs to identify maintenance issues, repairs, and areas requiring attentionMaintain strong relationships with homeowners, vendors, subcontractors, and service providersRespond to client requests promptly and provide regular updates through completionTroubleshoot issues and coordinate solutions while maintaining a high level of customer serviceHelp prioritize maintenance and improvement projects based on urgency, budget, and client expectationsTrack project costs, estimates, invoices, and completed workMaintain accurate records of maintenance activities, repairs, vendors, and project documentationEnsure properties are maintained to a high standard and that completed work meets quality expectationsCoordinate multiple projects and maintenance requests simultaneouslyIdentify potential issues before they become larger or more costly problemsAssist with planning and coordinating future property improvements and upgradesEnsure all work is completed safely, professionally, and in accordance with applicable requirementsQualifications & Requirements5+ years of experience in custom home, luxury residential, or high-end residential constructionStrong understanding of residential construction, finishes, trades, repairs, and home maintenanceExperience coordinating residential subcontractors, vendors, and service providersExperience overseeing multiple projects, repairs, or maintenance needs simultaneouslyStrong knowledge of residential construction methods and building systemsAbility to identify construction, maintenance, and repair issues and determine appropriate solutionsStrong project coordination and organizational skillsExcellent customer service and communication skillsProfessional and polished communication style with the ability to work directly with homeowners and high-end clientsStrong attention to detail and a commitment to qualityAbility to manage vendors and subcontractors while holding them accountable for quality and timelinesAbility to work independently, prioritize competing requests, and take ownership of projects from start to finishStrong problem-solving and troubleshooting abilitiesProficiency with Microsoft Office and/or relevant project management softwareValid driver's license and reliable transportationAbility and willingness to be hands-on and regularly visit residential properties throughout the San Diego areaPreferred QualificationsExperience working directly with luxury homeowners or high-net-worth clientsExperience in custom home development or luxury residential constructionStrong network of reliable residential subcontractors and vendors in the San Diego marketExperience with landscaping, painting, renovations, home repairs, and property improvementsConstruction management, project management, or related certification/degree
