The ideal Property Manager will have prior experience managing residential properties. The Property Manager works with upper management on property and company objectives, and the annual budget, developing the property team to maximize performance and taking a hands-on approach to duties to accomplish objectives and facilitate the success of others. Essential Duties and Responsibilities: include the following and other duties as deemed necessary by supervisory personnel. Prepare and implement a marketing plan for the property Ensure 100% compliance with tax-credit or set-aside apartment requirements Maintain budgeted occupancy levels at approved rental rates Prepare and monitor operating budget; report on variance and occupancy Achieve the highest possible Net Operating Income (NOI) through cost control and maximizing revenue Collect rents, handle delinquent rents, file evictions, and approve write-offs as needed Conduct regular training for all staff Maintain on-site books and record-keeping Hold periodic staff meetings Arrange for property alterations and maintenance; supervise buildings and grounds Hire or contract leasing consultants, maintenance, groundskeeping, onsite management, and security as needed Arrange and approve purchasing of supplies, services, and goods Address resident issues and needs, including neighbor disputes, renewals, and maintenance Develop and implement resident retention, marketing, and advertising programs Respond to after-hours emergency calls as needed Assist with evictions in compliance with court orders Create and maintain a positive environment for staff and promote a high quality rental experience CERTIFICATES, LICENSES, REGISTRATIONS Encouraged to earn the ARM or CAM designation Complete and pass Fair Housing Test Compliance Training Certificate (For Tax Credit or Set-Aside Communities) OTHER QUALIFICATIONS LIHTC experience preferred Working knowledge of Microsoft Word, Excel, and Yardi Systems A high degree of professionalism Team player Flexible, organized, detail-oriented Firm, fair, and consistent Able to lead and manage others Willing to work weekends #J-18808-Ljbffr
