ROLE OVERVIEW

The Business Development Representative is Unicoat's primary growth driver in the Texas market. This is a hunter role — targeting building owners, facility managers, property managers, and general contractors with coatings and reroof solutions across Unicoat's commercial and industrial coatings platform. You will own the full sales cycle from prospecting and inspection to proposal, close, and handoff to operations. The right candidate competes on knowledge and trust, not price, and brings the discipline to manage a structured pipeline while building long-term relationships that generate recurring revenue.

KEY RESPONSIBILITIES

Prospecting & Pipeline Development

• Build and grow a pipeline of coatings and reroof opportunities across the Houston and surrounding Texas market
• Identify and target building owners, facility managers, property managers, and GCs with commercial or industrial roofing and coatings needs
• Conduct proactive outreach through cold calls, site visits, referrals, networking, and industry events
• Maintain 100% weekly CRM updates and structured pipeline discipline; forecast monthly revenue at 80%+ accuracy

Inspections & Scoping

• Perform roof inspections and site assessments to identify coating and reroof opportunities
• Translate field findings into clearly scoped proposals with accurate pricing and margin targets
• Apply working knowledge of fluid-applied coatings systems and low-slope roofing assemblies to educate customers and differentiate Unicoat's solutions

Proposal, Negotiation & Close

• Build and present value-based proposals that compete on expertise and long-term cost of ownership, not discounting
• Navigate objections, pricing pressure, and competitive situations with confidence and professionalism

Customer Relationships & Retention

• Build and maintain trusted, long-term relationships with a customer base that generates repeat business and referrals
• Serve as the customer's primary point of contact through the sales process; coordinate clean handoffs to operations at job award

Operations Collaboration

• Partner with the President on scope, pricing, scheduling, and delivery to ensure what is sold can be executed profitably
• Communicate clearly on job scope, customer expectations, and any special requirements prior to mobilization
• Support post-job follow-up to drive satisfaction, collect feedback, and identify future opportunities

QUALIFICATIONS

Required

• 2+ years selling coatings, service, maintenance, or reroof solutions in commercial roofing
• History of achieving $1M–$2M+ in annual sales on a mixed coatings and reroof book
• Demonstrated ability to defend and deliver gross margin targets throughout the sales process
• Structured, disciplined approach to pipeline management, CRM usage, and monthly forecasting
• Working knowledge of coatings systems and low-slope roofing (fluid-applied coatings, SPF, TPO, PVC, EPDM, etc.)
• Proven experience building proposals, presenting solutions, and closing value-based deals
• Strong written and verbal communication skills; polished, professional presence in front of customers and executives

Preferred

• Experience selling commercial or industrial coatings
• Existing relationships with building owners, facility managers, or property managers in the Texas market
• Familiarity with CRM platforms (Centerpoint Connect, Salesforce, HubSpot, or similar)
• Bilingual (English/Spanish) a plus
