J & J Talent Group recruits purchasing, estimating, and construction leadership for homebuilders and residential developers across Miami-Dade, Broward, and Palm Beach. We are taking applications now, ahead of a homebuilder purchasing search we expect to open in Miami in the coming weeks. There is no single open seat behind this posting today. Who this is for

Someone who's run buyout for a builder. You've written the scopes, bid the trade packages, negotiated the contracts and the material pricing, issued the POs, and managed the change orders and rebates after. You've kept the cost database and the cost codes straight by plan and by community, and you've sat with construction and finance on budgets, forecasts, and value engineering. You might be a Purchasing Manager, Director of Purchasing, Purchasing Agent, or Senior Buyer at a production or semi-custom builder, a Procurement or Buyout Manager at a residential GC or multifamily builder, or an estimator at a homebuilder who moved into purchasing. A strong senior purchasing agent ready to run the function should apply too.

What the seat will look like

Owning the buy for a growing set of single-family and townhome communities: sourcing and qualifying trades and suppliers, negotiating price and terms, issuing purchase orders, tracking deliveries so the schedule and the budget both hold, keeping the cost data clean enough to trust, and managing the vendor base. Manager to director level depending on your background. Not a VP or national seat, and not a seat for a buyer with under three years.

What we'll be looking for

Five or more years in purchasing or procurement for a homebuilder, residential developer, or residential GC. End-to-end buyout ownership, not PO processing. Strong with numbers. Fluent in purchasing and ERP systems; Hyphen, BuildPro, Newstar, JD Edwards, Sage, Procore, or Buildertrend all count. South Florida market knowledge is a real plus: Miami-Dade NOA and Florida Product Approval, HVHZ products, impact glazing, block and stucco trades, long-lead planning for electrical gear and elevators, and the local trade base. Bilingual English and Spanish is a strong plus; most of the trade base is.
