The Role The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service. The role involves quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce. Key Accountabilities Resident Relations + Customer Service Demonstrates customer service skills by treating residents and others with respect, answering questions, responding sensitively to complaints, and assigning work orders efficiently and urgently. Projects a favorable image of the community to achieve property objectives and public recognition. Ensures consistency, follow‑up, and follow‑through in dealing with residents on all matters. Enforces community policies delegated by the Community Manager. Assists and completes work orders generated from resident requests, diagnosing defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements. Maintenance Management Coordinates, schedules, and responds to resident/management requests and work orders. Ensures all repairs and replacements are necessary for community common areas and units. Supports cost‑cutting and expense control by fixing rather than replacing parts when possible. Inspects grounds, building, and community features daily to identify, minimize, and correct hazardous conditions or liability concerns. Manages and orders maintenance supplies inventory within budget guidelines. Maintains a preventative maintenance program that extends community life while minimizing future repairs. Maintains a well‑organized and properly stocked maintenance shop, adhering to safety standards and OSHA guidelines. Teaches and promotes safe work practices through the hazard communications program. Manages unit inspections, key control, and maintains accurate records of service requests, EPA/OSHA standards, preventative maintenance, unit make‑ready status, and work in progress. Participates in on‑call emergencies and utilizes property resources, equipment, and supplies economically by obtaining vendor bids and pricing. Directs and monitors maintenance, construction, and rehabilitation activities to ensure quality and expediency. Challenges team members to achieve higher performance by establishing and communicating immediate and long‑term goals. Develops standards for the cleanliness and overall appearance of community grounds, amenities, building exteriors, unit interiors, and service areas. Under the direction of the Community Manager, supervises, trains, and schedules maintenance staff, monitoring daily progress, providing assistance, and inputting performance evaluations. Conducts or attends scheduled safety meetings, ensures MSDS sheets are current, and remains up‑to‑date on OSHA and other safety requirements. Adherence to Property Management Rules, Regulations, and Guidelines Practices proper safety techniques and reports malfunctions, injuries, or accidents promptly. Follows safety policies, attending routine safety meetings and completing required OSHA training. Monitors and ensures compliance with regulatory requirements, organizational standards, and operational processes, reporting violations to the appropriate individuals. Conducts all business in accordance with company policies, Fair Housing, the Americans with Disabilities Act, and all applicable laws. Qualifications At least 3 years of multifamily property maintenance experience. One year of supervisory experience. Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work. HVAC and CPO certifications are highly desired. Valid driver’s license. Very strong organizational skills and ability to handle multiple priorities. Solid interpersonal and customer service skills. Must be available for on‑call and weekend work. Physical Demands & Working Conditions Essential staff classified position requiring adherence to all safety and business protocols. May need to work during inclement weather. Frequent standing, walking, and required reading, writing, and communication. May work in elevated areas, uneven ground, and perform squatting, bending, twisting, pushing, and pulling. May be required to travel to sister communities for maintenance support.
