Headquartered in Indianapolis, Indiana, we're committed to innovation, collaboration, and delivering results that make a lasting impact.Position Overview: As a Floating Senior Compliance Specialist, you'll travel full-time to support a multi-state portfolio and ensure resident certifications and compliance files are reviewed and approved in accordance with federal and state program requirements. You'll focus on developments funded through Section 42 (HTC), the HOME Investment Partnerships Program (HOME), and additional programs as assigned, including blended funding such as Project Based Section 8 and Rural Development. You'll serve as a trusted compliance partner to onsite teams, providing high-level customer service, training, and clear guidance while ensuring every file meets program standards. This position reports to the Vice President of Compliance. Travel is required 100% of the time (driving and flying).Key Responsibilities:File review, approvals, and onsite supportProvide onsite, top-level customer service to site team members throughout the file approval processAnswer file questions through phone and in-person supportProvide phone and in-person training on file processesCommunicate file denials and file task requests via email with clarity and professionalismProvide onsite file approval without additional compliance review, as assignedWork independently to ensure a multi-program funded portfolio is processed accurately and consistentlyMulti-program compliance expertiseReview and process Section 42 (HTC) files in alignment with federal and state requirementsReview and process Project Based Section 8 files in alignment with HUD guidelinesReview and process Rural Development files in alignment with program guidelinesMaintain extensive knowledge of Section 42 (HTC) and HOME program rules and reporting requirementsUpdate State Reporting agencies with current occupancy information as neededTraining, process improvement, and collaborationParticipate in developing and implementing training sessions for Management and Compliance staff related to multi-program file approvalsContribute to documents, policies, and procedures for multiple program funded communitiesProvide onsite training, plus training via phone and email, to help teams understand compliance requirements tied to each funding sourceProvide detailed file corrections to support learning and strengthen compliance performanceSupport the Vice President of Compliance in creating and implementing blended program funding training that aligns departmental policies and proceduresManage compliance workflow in file approval software and ensure the correct workflow is consistently followedComplete other duties as assignedQualifications Required:High school diploma or GEDValid driver's license and ability to rent vehicles5 years of experience in file review for multiple program filesHCCP and COS designationsStrong working knowledge of HUD programs including Section 8, Section 236, and Section 42, as neededAbility to research requirements and plan implementation for applicable affordable housing programsStrong time management skills and attention to detailAbility to adjust to multiple demands and shifting prioritiesStrong communication skills, including the ability to present information one-on-one or in small groupsIntermediate computer skills with MS Office, MS Outlook, State Reporting websites, Internet ExplorerPreferred:Experience with Yardi softwareBenefits:Competitive salary with corporate bonus structureGenerous paid time off, including 17.5 days plus 9.5 paid holidaysAffordable medical, dental, and vision plans401(k) match up to 6%Company-paid life insurance, short-term disability, and long-term disabilityTuition assistance programEmployee Assistance Program (EAP)Recognition and Motivosity reward programOngoing personal and professional development opportunitiesOnsite fitness center at the Corporate OfficeCulture of collaborative excellenceJoin Us: If you're an experienced affordable housing compliance professional who's confident managing Section 42 (HTC), HOME, Project Based Section 8, and Rural Development requirements across multiple states, this is your opportunity to grow your impact with a nationally recognized leader.
