This position leads the performance of technical and mechanical work that ensures the physical aspects of the units, buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Property Type: Stabilized Unit Count: 321 Schedule: Tuesday‑Saturday; 9am‑6pm (subject to change depending on business needs) Requirements: 3‑5 years of maintenance experience required. Any certifications would be preferred. Knowledge of Yardi preferred. Essential Responsibilities Lead and perform completion process of work orders from resident requests for service, provide preventative maintenance by diagnosing, repairing in accordance with policies, timelines, procedures, safety standards, and code requirements under supervision of the Area Maintenance Manager. Lead and perform make‑ready process to prepare vacant apartment homes for leasing and move‑ins, including pre‑move‑out inspection, creating a punch list of maintenance work needed, scheduling vendors and contractors, obtaining supplies, completing tasks, and inspecting work per established timelines and policies under supervision of the Area Maintenance Manager. Lead the process of accessing and obtaining materials, supplies, equipment, and tools from the property’s maintenance department, tracking inventory, returning unused items, and ordering supplies under supervision of the Area Maintenance Manager. Lead and perform completion process for all inspections by monitoring Leonardo 247, Entrata, and other platforms to complete current and future property or unit inspections required by code, regulation, or policy. Complete documentation and paperwork timely, accurately, and completely so that service requests can be appropriately tracked. Maintain grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed. Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible, avoiding wasteful use of materials and supplies, and practicing correct use of tools and equipment. Other Responsibilities Comply with Greystar’s safety and risk‑management policies by attending property safety meetings, completing required OSH and safety training, and reporting accidents and incidents promptly. Inspect work performed by contractors, vendors, and other service providers to verify compliance with quality standards, scope, and specifications. Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns about physical needs to management. Organizational Responsibilities Follow established policies and procedures by monitoring and ensuring compliance with regulatory requirements and operational processes, and reporting violations to appropriate individuals. Practice proper safety techniques in accordance with company, property, and departmental policies, and report any mechanical or electrical equipment malfunctions, injuries, or safety issues immediately. Identify areas for improvement and offer suggestions to increase efficiency and productivity. Stay abreast of current changes in technology, processes, and standards within the industry and area of responsibility by attending training, research, or professional publications, and apply knowledge to responsibilities. Working Conditions Incumbents work both inside and outside the apartment building and in all areas of the community, including amenities. Physical Demands Must be able to stand, walk, sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Must be able to work in all weather conditions. Must be able to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance. Regular travel may be required to assist other properties, attend training classes, business meetings, or other required duties. Must work a flexible schedule, including calls during evenings, weekends, and holidays over a pod of properties. Required Licenses or Certifications EPA Type I and II or Universal certification for refrigerant recycling (applicable to certified service technicians). All certifications required by state and local jurisdictions (applicable to all service technicians). Valid driver’s license to operate a golf cart on property. Knowledge, Skills, Abilities Provide own hand tools unless prohibited by state law, and be knowledgeable in safe use and maintenance of hand tools, power tools, and mechanical equipment. Demonstrated ability to apply logical thinking to define and correct problems. Proficiency in customer service and interpersonal communication skills to interact effectively with residents, clients, team members, and other contacts. Demonstrated ability to read, write, and communicate effectively to represent company management in support capacity, act as first point of contact for team members and external visitors, and answer questions related to department operating policies. High school diploma, GED, or related experience and/or training. The pay range for this position is $25.00 - $27.00/hour. (Stanton, CA) Additional Compensation Corporate Positions: In addition to base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance. Onsite Property Positions: In addition to base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
