JANITORIAL MANAGER

Position Title: JANITORIAL MANAGER Shift: 7 AM - 4 PM Salary: $60,000 - $65,000 Other Forms of Compensation: None Job Summary The Facilities Janitorial Manager is responsible for the supervision, inspection, and control of all custodial and related services associated within assigned contract. Specific responsibilities for the custodial manager will be determined by client expectations and at the discretion of the Director of Operations.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES

Allocate work responsibilities among subordinates. Supervise and coordinate the work activities of assigned areas (includes common areas, Service hallways, Food court, etc.). Have knowledge of contract requirements and create schedules to maintain properly skilled staffing levels to satisfy those schedules. Approve vacation time, overtime, and timecards. Train custodians on work-related equipment. Supervise, motivate, discipline, and evaluate staff.

SUPERVISORY RESPONSIBILITIES

Counsel and coordinate with customer management representatives on all matters relating to services performed. Resolve clients’ concerns, and perform inspections for satisfactory job performance. Meet periodically with subordinates to review status of various elements of facility services and to institute corrective measures for any deficiencies found. Monitor supply use inventory. Ensure all equipment is in proper working condition. Perform any additional duties as required, including providing hands-on cleaning if required.

REQUIREMENTS

Strong organizational and planning skills, responsiveness, attention to detail and excellent follow-through. Ability to work effectively under pressure and manage multiple priorities. Demonstrate excellent customer service skills. Minimum of five to ten years of recent experience in working supervision of custodial and related employees performing cleaning functions in major facilities. Must have general hands-on knowledge of both routine nightly and daytime facility cleaning and related services. Working hours mostly weekdays but may also include evenings and weekends as well as on-call for emergency situations. Facilities management or equivalent experience preferred. Bilingual English/Spanish is a plus. Janitorial Responsibilities Cleans assigned areas with the use of assigned chemicals, materials and equipment. Sanitize all surfaces. Collects and disposes of trash following approved procedures. Dusts and damp mops floors following approved procedures, vacuum carpets, rugs. Moves equipment and furniture for proper cleaning and places furniture back in correct placement. Washes walls, windows, furniture, baseboards and other items to maintain a clean, safe environment for staff and visitors. Operates various types of floor cleaning / scrubbing machines. Position requires bending, stooping, reaching up, and lifting to 40 pounds; and the ability to walk or stand for prolonged periods.
