Basic Function Under the direction of the Director of Faclities and Campus Operations, administer a variety of institutionally funded construction projects from concept through design until completion. Projects will be primarily repair and maintenance projects and will include many infrastructure projects (utliiities, roads, stormwater, fire and life saftey), but position will be expected to administer some “ground up” construction. The incumbent is an essential component of the university Capital Projects team which is responsible for the administration of approximately $2 million in combined renewal and replacement and other project funding per year. The position will occasionally manage work and will occasionally perform highly skilled trades work, depending on the needs of the particular project. The incumbent must be able to work with limited supervision, and must be able to work in university occupied spaces (either living spaces or work spaces) while creating favorable dialog with university staff, faculty, and students Currently: blank Representative Duties Coordinate and manage facilities improvement, maintenance, repair, and renovation projects throughout the university campus. Perform on-site project management activities, including clarifying plans and specifications, coordinating contractors and vendors, and communicating project impacts with staff, faculty, students, and other campus stakeholders. E Perform ongoing monitoring, maintenance coordination, and regulatory reporting related to university infrastructure systems, including stormwater and wastewater compliance requirements. E Coordinate and manage campus life-safety and regulatory compliance programs, including fire alarm inspection and testing, fire/life-safety system maintenance, backflow prevention device testing, elevator inspections and certifications, and related corrective actions. Coordinate with contractors, consultants, regulatory agencies, and campus stakeholders to ensure compliance with applicable codes and regulations. E Manage service contracts and vendor relationships for critical campus infrastructure and building systems, including elevators, fire alarm systems, roofing systems, plumbing systems, and other specialized equipment. Monitor contractor performance, review service reports, coordinate testing and inspections, and ensure compliance with contractual obligations and university standards. E Develop scopes of work, specifications, cost estimates, and service contracts for facilities maintenance, repair, renovation, and infrastructure projects. Identify required contractors and consultants, conduct bid walks, evaluate proposals, and make recommendations for contract awards in accordance with university procurement policies. E Coordinate the planning, design, and execution of facilities renewal, deferred maintenance, and infrastructure improvement projects. Work with university stakeholders, consultants, and contractors to define project requirements, develop project scopes, and ensure successful project completion. E Manage project schedules, budgets, documentation, and contractor activities. Negotiate change orders, maintain project records and meeting minutes, monitor project progress, and ensure compliance with approved plans, specifications, and quality standards. E Meet with campus clients to assess facility needs and develop solutions related to space utilization, renovations, maintenance improvements, and operational requirements. Prepare conceptual layouts, working drawings, and furniture plans using CAD or similar software. Coordinate with design professionals as necessary to support project implementation and permitting requirements. E Manage local and county permitting processes as required for facilities projects. Coordinate with city planning departments, building officials, fire departments, health departments, and other regulatory agencies to ensure compliance with applicable building codes, ADA requirements, hazardous materials regulations, and fire/life-safety standards. E Support campus asset management and facilities planning efforts by evaluating building conditions, identifying maintenance and renewal needs, prioritizing facility improvement projects, and assisting with long-range maintenance planning. E Provide technical expertise and support for campus sustainability initiatives, infrastructure assessments, deferred maintenance programs, operational improvements, and facilities management objectives. Ability To Provide in-field direction to construction contractors. Perform lighting and fire alarm problem diagnosis through viewing components on electronic controls systems. Provide in-field communication to building occupants regarding construction operations. Design basic lay-outs for modular furniture systems Communicate effectively with all levels of institutional personnel Identify construction issues, and make recommendations regarding potential solutions Minimum Qualifications Any combination equivalent to: Bachelors Degree in business, engineering, architecture, or other related field. Two years experience performing professional construction project management. Licenses and other requirements Physical Abilities Ability to stand on ladders, scaffolding, and roofs; ability to climb through roof hatches to reach rooftops; Sitting or standing for extended periods of time.walking over rough or uneven surfaces to monitor projects; Hearing and speaking to exchange information and make presentations; walking to conduct inspections.
