JOB DESCRIPTION

POSITION TITLE:      Maintenance Associate REPORTS TO:  Maintenance Director DEPARTMENT:  Maintenance/Housekeeping FLSA STATUS:     Non-Exempt

Provide assistance in the care of the community buildings and grounds by performing a variety of skilled and unskilled maintenance and repair duties in assigned maintenance operations, which may include outdoor areas, lighting, facilities, common areas, hallways, and resident rooms.

ESSENTIAL JOB FUNCTIONS include the following. Other duties may be assigned. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.

•       Performs routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate.

•       Repairs or replaces defective equipment parts, using hand tools and power tools.

•       Inspects drives, motors, and belts, check fluid levels, replace filters, or perform other maintenance actions. Cleans and lubricates shafts, bearings, gears, and other parts of machinery.

•       Performs and/or outsources electrical and plumbing work within industry regulations and guidelines.

•       Dismantles devices to access and remove defective parts, using hand tools, and power tools.

•       Performs preparatory work for maintenance activities, including gathering equipment, materials, and supplies, loading and unloading materials, and laying out materials and equipment for projects.

•       Performs a variety of routine physical labor tasks, such as pulling weeds, picking up litter, raking leaves and debris, planting, replacing light bulbs, and moving furniture as directed.

•       Performs cleanup at the end of the day or when the job is completed, including picking up tools, spills, and debris cleaning work areas and performing touch up work as needed.

•       Assists in housekeeping duties as required.

•       Sets up meeting areas for meetings and events as directed.

•       Reports any issues or problems that may arise to the Maintenance Director.

•       Complies with state, federal, and all other applicable health care and safety standards.

•       Assists families and other visitors as needed.

•       Attends in-services and other required meetings.

•       Performs other duties and tasks as assigned.

SUPERVISORY REQUIREMENTS of this position are generally as follows:

•       This position has no supervisory requirements.

EDUCATION and EXPERIENCE an equivalent combination of education, training and experience will be considered.

•       High school diploma or equivalent preferred.

•       Minimum of 1 year of previous experience in a maintenance position; or an equivalent combination of education and experience.

KNOWLEDGE, SKILLS and ABILITIES which may be representative but not all inclusive of those commonly associated with this position.

•       Reading Ability - Able to read and interpret written information, such as safety rules, operating and maintenance instructions and procedure manuals.

•       Written Communication - Able to write clearly and informatively.

•       Verbal Communication - Able to talk to others to convey information effectively.

•       Reasoning Ability - Able to apply common sense understanding to carry out detailed written or oral instructions.

•       English Language - Knowledge of the structure and content of the English language.

•       Math Ability - Knowledge of arithmetic and its applications. Ability to add, subtract, multiply and divide in all units of measure, using whole numbers, common fractions and decimals.

•       Customer and Personal Service - Knowledge of principles for providing customer and personal services. This includes meeting quality standards for services and evaluation of customer satisfaction.

•       Building & Construction - Knowledge of the materials, methods and tools involved in the repair of buildings and structures.

•       Mechanical - Knowledge of machines and tools, including their designs, uses, repair and maintenance.

•       Troubleshooting & Repairing - Determining the causes of operating errors and deciding what to do about it.

•       Manual Dexterity - The ability to move the hands with skill and coordination, grasp, manipulate or assemble objects.

•       Organizational Support - Follows company policies and procedures.

•       Adaptability - Adapts to changes in the work environment; changes approach or method to best fit the situation; Able to deal with frequent changes, delays, or unexpected events.

•       Planning/Organizing - Prioritizes and plans work activities; advises for additional resources if needed.

•       Attendance/Punctuality - Arrives to work/meetings on time, ensures work responsibilities are covered when absent.

•       Dependability - Completes tasks accurately and on time or notifies appropriate person with an alternate plan.

COMPUTER SKILLS/EQUIPMENT USED TO PERFORM THE JOB which may be representative but not all inclusive of those commonly associated with this position.

•       Uses tools including, but not limited to, common hand and power tools, such as hammers, saws, drills, and wrenches, to precision measuring instruments and electronic testing devices.

WORK ENVIRONMENT environmental or atmospheric conditions commonly associated with the performance of the functions of this job.

•       The associate is frequently required to wear protective clothing.

•       The associate may be required to work outdoors in all weather conditions and with exposure to traffic and potentially hazardous conditions.

•       The associate may be exposed to dust, fumes or toxic chemicals.

•       The noise level in the work environment is generally moderate, with the potential for the noise level to increase to loud when using tools and equipment.

•       While performing the duties of this job, the associate is frequently required to talk or hear, stand, walk, sit, stoop, kneel or crouch, use hands to use hands to grasp, manipulate or feel objects and reach with hands and arms. The associate is occasionally required to smell. The associate must possess strength, stamina and mobility to perform heavy physical work.

•       The associate must regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 50 pounds without assistance. Associate occasionally must lift up to 100 pounds with assistance.

•       Specific vision abilities required by this job include close vision, distance vision, color discrimination, peripheral vision, depth perception, and the ability to adjust focus.
