Job Title: Chief Engineer

Salary Range: $75,000 - $85,000

What You Will Accomplish

• Provides guidance and direction to ensure overall departmental success. Responsible for planning department goals and directing team members to achieve results. Carries out supervisory responsibilitiesin accordance withthe organizations policies and applicable laws. Responsibilities include inspecting facilities for maintenance needs, interviewing, hiring, and training team members; planning, assigning, and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems. Responsible for planning department goals and directing team members to achieve results. Approves leave and time away from work within company policy.

• Maintains a flexible schedule to support the team and oversees Engineering operations to ensure the property is maintained in a manner that exceeds guest expectations and meets or exceeds property standards. Handles guest problems and complaints effectively. Takes corrective action as necessary and prepares schedules to ensure optimal staffing levels.

• Supervises day-to-day operationsof Engineering.Develops,implementsand manages the property’s maintenance program. Negotiates maintenance contracts for the property, including structure,groundsand all equipment. Ensures all local, state, and national codes and regulations are met to ensure safety, convenience, and satisfaction of guests and team members and to protect the assets andmaintainproperty in excellent condition.

• Ensures team members have current knowledge of proper usage of tools,chemicalsand cleaning supplies by providing training and ensuring proper labeling and handling of hazardous suppliesin accordance withfederal, state, local and company regulations. Monitors usage of supplies.

• Maintainsafeenvironment throughout property for all team members and guests. Acts as the safety coordinator andensuresall emergency equipment and systems are inspected,testedand certifiedperstandards. Provides team members with information about safe use of systems and structures.

• Resolves customer complaints andanticipatespotential problems by reviewing and monitoring complaints, operational issues, businessflowand team member performance to ensurehigh levelsof customer satisfaction and quality. Notifies Management and/or Security of all unusual events, circumstances, missing items, or alleged theft.Empowers team members to provide excellent customer service. Displays leadership in guest hospitality by exemplifying excellent customer service and creating a positive atmosphere for guest relations.

• Manage department’s controllable expenses tomaximize profitability within assigned areas.Assistsbudgeting, forecasting, inventory control, policy and procedure implementation and enforcement.Utilizescomputer programs to analyze reports. Makes recommendations, decisions andtakes actionbased on that information to maximize profitability.Ensuresquality while minimizing waste or loss of supplies tomaintainprofitability.

• Followsall safety policies and procedures. Responds to reports of potential safety issues and proactively takes immediate action to resolve when noted. OSHA laws require the use of Personal Protective Equipment (PPE) when performing work duties that have the potential of risk to your health or safety. Associates will be trained in the proper use and care of assigned PPE if applicable. The property provides the required PPE. Teammember hasresponsibility to report defective,damagedor lost PPE or equipment that does not fit properly to theirManager. Maintains strict compliance with propertys Hazardous Material (HAZMAT) program and familiarizes self with current MSDS.

• Reporting to work as scheduled (on time and onregularbasis) is an essential function of the job.Fosters positive and collaborative relationships with team members, and ensures company policies and procedures are applied fairly, consistently, and professionally.

• Able toparticipate with total hotel management, supporting operations team, works closely with other department managers/supervisors to drive hotel to accomplish common goals.Leadsbyexample with professionalism, energy, and enthusiasm while supporting operational goals and ensuring company policies are applied fairly and consistently.

• Maintains effective communication within the department to promote business objectives, performance expectations, and team recognition. Addresses guest and employee concerns promptly, reports significant incidents to management, and coaches team members to uphold AC Hotel service standards and procedures.

Other Responsibilities/Supportive Functions:

• Participates in the coordination of rehabilitation and capital improvement projects.

• Walks through property to visually assess the safe and efficient maintenance and operation of the physical structure of the property, all mechanical, electrical, HVACsystemsandallproperty equipment.Identifies maintenance needs, ensures timely corrective action, and helps maintain the property in excellent condition. Maintains adequate inventories of tools, parts, and supplies, oversees equipment maintenance and security, and implements quality control measures to improve service, safety, cleanliness, and operational performance. Ensures team members are properly trained and equipped to meet departmental standards.

• Meets with property General Manager and departmentleadersdepartment leaders to identify and prioritize maintenance needs. Ensures repairs and projects are completed in a timely manner to support safe operations, energy efficiency, and guest satisfaction, while promptly communicating major equipment failures or facility issues to management.

• Attends all required meetings.Understands team member and guest satisfaction results and communicates game plans to address need areas and expand on the strengths.

• Responds to emergency crisis andensuresoperational support areas are covered to provide excellent customer service.

Qualifications:

• High school diploma or general education degree (GED), or equivalent combination of education and experience. Vocational schooling, military training,certificationand/or experience in building related trades required in one or more of the following areas: HVAC, electrical, plumbing, and carpentry.Bachelor’s degree in Engineering/Facility Managementdesired.

• Five or more years related progressively responsible related hotel or building maintenance/facilities management experience with one year as Chief Engineer or Engineering Supervisor in a similar setting.

• Requires ability to manage others in the department by mentoring and providing that results in staff that meets/exceeds guest expectations and providesa high levelof guest satisfaction.

• Requires knowledge and ability to complete reports, financialforecastsand budgets.

• Must have strong working knowledge of building systems including HVAC, electrical, plumbing, refrigeration, roofs, building finishes, mechanical operations, energymanagementand Preventative Maintenance Programs.

• Ability tomonitorlabor as required byanticipatingbusiness activity while ensuring that positions are staffed when and asneededand labor costobjectivesare met.

• Able to use mathematics to solve problems, prepare budgets, conductanalysesand prepare reports.

• Requires strong computer skills including Word,Exceland Energy Management systems.

• Useslogic and reasoning toidentifythe strengths and weaknesses of alternative solutions,conclusionsor approaches to problems. Requires attention to detail. Must be able to solve problems and remain calm and alert if dealing with difficultguest, during busy activity periods or inan emergency situation.

• Must be able to speak, read,writeand understand English to understand instructions, safety rules, and communicate with guests. Must be able to read and understand blueprints, wiringschematicsand technical manuals. Bilingual ability to communicate in Spanish preferred.

• Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability towritereports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, team members,guestsand thegeneral public. Must be able to speak, read,writeand understand English to communicate with management, teammembersand guests. Bilingual Spanish preferred.

• Able to work independently with minimal guidance and as part of a team.

• Strong attention to detail and the ability to handle multiple tasks. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructionsfurnishedin written, oral,diagramor schedule form.

• Due to the cyclical nature of the hospitality industry, team members maybe requiredtoworkvarying schedules to reflect the business needs of the property. Work schedules will include working on holidays,weekendsand alternate shifts. May berequiredto come to property to respond tounexpected emergencysituations such as plumbing leaks, elevator issues, power outages, fire alarms, etc.

The team member is required to have close visual acuity to perform an activity such as: preparing and analyzing data and figures; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation of systems and equipment (including inspection.) The teammember issubject to loud noise produced by property operations equipment and tools. There is sufficient noise to cause the teammemberto shoutin order tobe heard above the ambient noise level. The team member is subject to hazards whichincludesproximity to moving mechanical parts, moving vehicles, electrical current, or exposure to chemicals. The team member is occasionally subject to atmosphericconditionsuch as fumes, odors, ordusts. The team member maybe requiredto wear a respirator at times.
