Assistant Community Manager

Assistant Community Manager The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role focuses on delinquency and collection of rent to optimize the property's cash flow and financial position. It includes managing all phases of operations, including personnel, leasing, maintenance, financial, administration and risk management in the absence of the Community Manager. As an onsite leader, the Assistant would supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities Financial Management Posting all payments and income received from applicants, current and non-current residents accurately, timely, and efficiently. Processing and reconciling daily account receivables. Monitoring and following up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions. Helping the property meet budgeted revenues, expenses and net operating income. Posting all charges to resident and non‑current resident accounts, including billbacks of utilities where applicable. Executing all end‑of‑the‑month closing procedures and reporting. Maintaining accurate records and auditing resident files to ensure accuracy. Walking units and posting all move‑out charges, statements, and security deposit refunds. Personnel Management Regular/daily onsite attendance is required. Using consistent techniques and company directives to screen, hire, train, coach, and develop onsite staff. Ensuring staff effectiveness through ongoing training, coaching, counseling and guidance in compliance with Asset training benchmarks. Promoting harmony and quality job performance of staff through support and effective leadership. Ensuring staff compliance and consistency with company policies and procedures. Strategic Leasing Management Ensuring staff leasing techniques lead to closure, follow‑up procedures are met, leases are signed/documented and reporting systems are accurate and up‑to‑date. Implementing marketing strategies and systems outlined in the annual marketing plan. Dealing with resident complaints, concerns and requests to ensure resident satisfaction. Developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter). Effectively showing, leasing and moving in prospective residents. Administrative Management Managing excellent customer service and monitoring service request turnaround and responsiveness of maintenance staff. Maintaining property appearance and ensuring repairs are noted and completed in a timely manner, requiring regular property inspections and tours. Assisting with supervision of all business functions related to operations. Planning for and utilizing property resources, equipment and supplies economically, including obtaining bids/pricing from vendors, suppliers, contractors and handling inadequate service. Education/Experience High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience. Ability to understand and perform all onsite software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular standing or sitting for prolonged periods; communicating with others; repeated wrist, hand, finger motions; assessing accuracy, neatness, and thoroughness of work. Moving around to accomplish tasks or move between work sites. Occasionally ascending/descending ladders, stairs, scaffolding, ramps, step stools; working in tight or confined spaces, overhead positions, reaching and moving objects up to 25 lbs; operating machinery or power tools; operating motor vehicles or golf carts; identifying and inspecting objects; working overtime, weekends, night hours; working in small or enclosed spaces; traversing flat and non‑flat terrain; working in very low or high temperatures; working outdoors in precipitation and wind; exposure to hazardous chemicals. Compensation and Benefits Salary Range : $20 per hour to $22 per hour Asset Living offers a comprehensive total rewards package that includes medical, dental, vision, life, accidental, and disability insurance, 401K with employer matching, commission and performance bonuses when applicable, paid sick days and company holidays for full‑time employees.
