Job Description

Paducah Alliance of Neighbors (PAN) is a 501(c)(3) nonprofit that provides home repair assistance to low-income families (primarily elderly and disabled) AND constructs new homes at an affordable price for creditworthy low- to moderate-income families within the City limits of Paducah.  The mission of the organization is to create strong neighbors and neighborhoods within Paducah, Kentucky, through home repair, and home construction and rehabilitation. In carrying out our mission,

The Board of Directors of PAN seeks an Executive Director to carry out and continue to grow the organization’s current mission-driven programs and to advise and work with us to recognize and develop new program and funding opportunities. 

Executive Director Responsibilities

Oversee the financial management of the nonprofit :

(1) Develop and manage the organization’s annual budget.

(2) Secure income streams, including writing grants for annual housing programs, assuring that previous grant commitments are met, negotiating contracts, and fundraising.

(3) Pay bills and manage accounts.

(4) Prepare and review monthly and quarterly income and expense information, with assistance from others.

(5) Insure all tax-related documents and annual audit are completed.

Oversee daily operations of the nonprofit :

(1) Coordinate all Human Resource tasks, including assessment of staffing needs and budget, hiring and firing, working with the contract bookkeeper for timely completion of payroll and related taxes, managing other benefits, and finalizing personnel-related policies.  

(2) Maintain all required insurances to manage risks.

(3) Manage the functioning of the organization’s physical office and other assets, including vehicles, tools, and materials.

Manage and support staff in the delivery of housing programs:

(1) Provide guidance and oversight in the use of various funding sources to complete home repair projects.

(2) Assure that repair and new construction projects are completed within budget, within the timing deadlines required by grant agreements, and in line with funding agency requirements and commitments made in grant agreements.

(3) Guide marketing and other social media usage to promote programs, accomplishments, and needs.

(4) Encourage/require position-appropriate professional development.

Executive Director Qualifications

• At least 3 years of senior nonprofit management (or other management) experience.
\n
• Strong financial management skills, including budget preparation, analysis, decision making and reporting.
\n
• Experience with managing housing programs is ideal. Some experience with home construction and/or repair is important.
\n
• Solid organizational abilities, including planning, delegating, program development and task facilitation.
\n
• Demonstrated ability to oversee and collaborate with a staff of 3 to 4 people.
\n
• Strong written and oral communication skills, including comfort with basic grant writing and public speaking.
\n
• High level strategic thinking and planning. Ability to envision and convey the organization’s strategic future to the staff, board, community partners, volunteers, and donors.

• Experience and skill in working with a Board of Directors preferred.
\n
• Strong work ethic with a high degree of energy and integrity.
\n
• A good heart and a desire to help others.

Executive Director Position Details

The Executive Director works with and reports to the Board of Directors. This position is a full-time salaried position. The pay range is $60,000-$83,000, depending on experience. Currently, no healthcare coverage is provided. During the first year of employment, the Executive Director will earn 5 days (40 hours) of sick time and 10 days (80 hours) of vacation. The following holidays are recognized: two days at New Year’s, Labor Day, 4th of July, Memorial Day, 2 days at Thanksgiving, and 2 days at Christmas. The first 120 days of employment are probationary and employment may be terminated without cause or prejudice by the Board of Directors.

Additional Information about this Opportunity

PAN currently provides about $500,000 annually in home repairs for 20-30 low-income families and completes construction of about 4 new homes annually.

The current PAN Executive Director is stepping back from that role but will be working as a Housing Program Specialist. From this position, she can provide the Executive Director with training on the organization’s housing programs, funding sources, and processes. The board of directors also anticipates hiring a new Programs Specialist within the next few months. The person in this position will primarily work with the homebuyer program, qualifying homebuyer families and planning and playing a role in the construction of their homes.  If needed, the current Executive Director will remain in this role, training and then guiding the new Program Specialist for six months to a year, providing the continued presence of staff with housing experience required by funding agencies.
