Manager of Preventative Maintenance

Reporting to the Director of Building Systems and Maintenance, the Manager of Preventative Maintenance will oversee the Preventative Maintenance, Weekend Care Team, Air Quality Shop and the Athletics Region Preventive Maintenance Team. The position is responsible for:

• Developing priorities with shop supervisors to ensure coordination with building contacts, proper planning, schedule preventive maintenance, and corrective action work assignments.
• Reviewing, monitoring, and supervising work assignments of shop supervisors in accordance with the work order systems standard operating procedures.
• Reviewing, monitoring and supervising work assignments of the athletic region PM team. Assist with prioritizing work orders and working with the athletics staff to ensure preventive maintenance work is completed on time and within budget while maintaining a high level of service for other repairs within the athletic facilities.
• Recognizing and resolving issues to maintain the productivity of work for assigned resources.
• Ensuring the execution of work order assignments in coordination with other Facilities Department units and with designated university contacts in order that all projects are completed in a safe, timely, and cost-effective basis.
• Performing routine inspections of assignments completed ensuring safety, quality, and cost.
• Evaluating and recommending improvements to the Director of Building Systems and Maintenance for current preventative maintenance, air quality, an shops as well as the weekend care team on a continuous basis.
• Completing the required administrative functions regarding work order flow, including monitoring data entry into the Facilities Work Order System for accuracy.
• Ensuring shop supervisors and other direct reports are properly coordinating procurement and delivery of material to job sites effectively and efficiently.
• Ensuring staff performs duties in compliance with federal and state law, university policies and procedures, and any associated regulations.
• Provides context and background information on issues and assistance to the Director of Building Systems and Maintenance on a variety of technical topics and projects.
• The incumbent must be detail, action, solution, and results oriented and dedicated to continuous improvement. The incumbent is expected to fulfill identified responsibilities with limited supervision while maintaining effective communication with departmental leadership.
• This position is designated as Emergency Personnel. Also, must be available as situations warrants for response to after hours and weekend trouble calls.

Required Qualifications:

• Must have a current master license in electrical, plumbing or HVAC trade.
• Must have a valid driver's license.
• Required to operate a motor vehicle daily.
• Ability to perform routine plumbing/mechanical tasks.
• Ability to safely and frequently move and handle heavy objects weighing up to 50 pounds or more; ability to maneuver materials up and down stairs; ability to climb and work from elevated work stations such as ladders and scaffolds; ability to work for long periods of time standing, walking, reaching, bending, pushing/pulling; ability to communicate effectively, have good team work skills, and be able to understand, comprehend and follow directions in the workplace.
• Must be able to work in all types of weather conditions, including extreme temperatures.
• May be required to work additional hours/shifts to meet the needs of the department.
• This is a designated emergency personnel position.

Preferred Qualifications:

• Demonstrated experience in managing multi-craft trades supervisors and technicians including at least two of the following trades; electricians, plumbers, sheet metal fabricators, insulators, welders and HVAC technicians in the performance of preventive maintenance and repair work.
• Current Masters License(s)in one or more of the following trades: electrical, HVAC, plumbing.
• Extensive knowledge of institutional building HVAC, plumbing, and electrical systems.
• Familiarity with procedures followed in a scheduled Preventive Maintenance Program for building HVAC, plumbing and electrical equipment.
• Knowledge of carpentry and other building trades.
• Knowledge of all local and state codes that pertain to the position's area of responsibility.
• Ability to analyze problems and interpret drawings/specifications to prepare project cost estimates.
• Computer proficient to be able to use a computer-based maintenance system.
• Demonstrated ability to prioritize and manage multiple tasks and projects.
• Strong communication skills with a proven record of providing excellent customer service.
• Demonstrated ability to interact with diverse organizations.
• Demonstrated interpersonal skills and oral and written communication skills.
• Ability to safely and frequently move and handle heavy objects weighing 50 pounds or more; ability to maneuver materials up and down stairs; ability to climb and work from elevated workstations such as ladders and scaffolds; ability to work for long periods of time standing, walking, reaching, bending, pushing/pulling; ability to communicate effectively, have good teamwork skills, and be able to understand, comprehend and follow directions in the workplace.
• Must be able to work in all types of weather conditions, including extreme temperatures.
• May be required to work additional hours/shifts to meet the needs of the department.
