The anticipated base pay for this position, located in Colorado, is $110,000 to $130,000 annually, based on experience, skills, qualifications, and project assignment.Position SummaryThe Project Manager is responsible for the day-to-day management, coordination, and administration of multifamily residential construction projects from preconstruction and buy-out through closeout. Working closely with the Senior Project Manager and Superintendent, this position supports project financial performance, contract administration, procurement, scheduling, documentation, and subcontractor coordination to ensure projects are completed safely, on schedule, and within budget.Key ResponsibilitiesProject Administration & CoordinationMaintain working knowledge of project drawings, specifications, contracts, subcontracts, schedules, and project requirements.Coordinate project activities between owners, architects, consultants, subcontractors, suppliers, inspectors, and project team members.Lead project coordination meetings, track action items, and maintain organized project documentation including RFIs, submittals, meeting minutes, and project correspondence.Build and maintain strong working relationships with project stakeholders while identifying and proactively addressing project risks and issues.Project Planning, Scheduling & Field ExecutionAssist in development and maintenance of project schedules and look-ahead schedules.Monitor project progress and identify schedule risks, procurement issues, and recovery opportunities.Coordinate material procurement, deliveries, project logistics, and subcontractor activities to support project milestones.Study contract documents of all disciplines to ensure completeness, coordination and constructability.Work closely with the Superintendent and Senior Project Manager to resolve constructability issues, design conflicts, and field coordination challenges.Procurement & Contract AdministrationCoordinate subcontractor solicitation, bid reviews, buyout activities, and subcontract preparation.Prepare scopes of work, subcontract exhibits, purchase orders, and procurement packages.Administer subcontract agreements and monitor subcontractor performance, compliance, and contract requirements.Maintain project contract records, procurement logs, insurance documentation, and related project controls.Change ManagementPrepare, review, price, negotiate, and track owner and subcontractor change orders.Evaluate schedule and cost impacts associated with project changes.Maintain change management logs and supporting documentation.Assist in resolving project issues, claims, and contractual disputes while communicating risks to the Senior Project Manager.Budget & Cost ControlAssist in development and management of project budgets, forecasts, cost reports, and financial controls.Monitor project costs and identify potential budget impacts or cost overruns.Review subcontractor pay applications, invoices, and supporting documentation for accuracy and contract compliance.Assist with monthly owner billings, financial reporting, and project cost forecasting.Quality Control, Safety & ComplianceSupport implementation of project quality control programs and company quality standards.Participate in inspections, pre-installation meetings, punch list activities, and project quality reviews.Assist with project safety compliance initiatives, site-specific safety requirements, and project documentation.Promote safe work practices and ensure compliance with project specifications, contract requirements, and applicable regulations.Project CloseoutCoordinate collection of as-built drawings, warranties, O&M manuals, training documentation, and closeout materials.Assist with punch list completion and final inspections.Support subcontract reconciliation and project turnover activities.Participate in owner turnover, acceptance, and warranty processes.Ensure project documentation is archived in accordance with company standards.Leadership & Team DevelopmentProvide guidance and support to Project Engineers and project support staff.Assist with training and professional development of junior team members.Foster a positive, solutions-oriented project culture.Demonstrate leadership consistent with PaulsCorp values and expectations.Required QualificationsBachelor's degree in Construction Management, or related field; equivalent construction experience may be considered.Five or more years of construction project management, assistant project management, project engineering, or related experience.Ability to read and interpret plans, specifications, contracts, schedules, and construction documents.Strong knowledge of construction means and methods.Strong organizational, communication, negotiation, and problem-solving skills.Ability to manage multiple priorities in a fast-paced project environment.Valid driver's license and ability to travel to project sites.Proficiency with Microsoft Office Suite, Bluebeam, and construction management software platforms. #J-18808-Ljbffr
