Construction Project Manager

Living with Lolo Residential Design-Build Position Summary The Construction Project Manager at Living with Lolo is responsible for executing residential construction projects from pre-construction through closeout. This role supports project success through field leadership, trade coordination, schedule management, and accurate project documentation. This position plays a key role in bridging the field and internal systems, ensuring that project information is accurate, up to date, and clearly communicated internally to support decision-making, client communication, and overall project performance. In addition to execution, the CPM contributes to ongoing process improvement and design-build integration by providing real-time feedback on materials, workflows, and job site conditions. Key Responsibilities Partner with the design team during pre-bid to support development of initial budgets and ensure design selections align with construction feasibility Build, issue, and manage detailed bid packages based on drawings, specifications, and project scope Level and analyze subcontractor bids, coordinating with trades to clarify scope and feasibility Support budget alignment by maintaining awareness of project costs, contingency, and financial constraints when making field decisions Identify potential cost impacts during construction and communicate them internally to support timely decision-making Prepare and assemble change order details (scope, pricing, documentation) for internal review and client approval Project Execution & Field Leadership Plan and support execution of all phases of the construction lifecycle from project kickoff through completion Lead day-to-day field operations, proactively troubleshooting site challenges and driving solutions in real time Coordinate subcontractors, vendors, inspections, and material deliveries to maintain schedule and quality standards Maintain clean, safe, and organized job sites in compliance with company safety policies and local regulations Conduct regular site visits, quality control checks, and subcontractor coordination meetings Ensure all work aligns with construction documents, manufacturer specifications, and applicable code requirements Scheduling & Trade Management Build and maintain project schedules and short-term lookaheads within project management software Adjust schedules based on site conditions, trade performance, and material lead times Coordinate subcontractors to ensure timely and efficient execution of work Support subcontractor onboarding by coordinating introductions, facilitating communication, and assisting with internal alignment Track subcontractor performance and provide feedback to support vendor quality and reliability Internal Communication & Project Documentation Maintain accurate and up-to-date project records within project management software Complete daily logs during site visits, including detailed notes, progress updates, and jobsite activity Upload and organize progress photos, field updates, and documentation to ensure full project visibility Communicate real-time jobsite updates internally regarding schedule progress, budget considerations, and field conditions Ensure all project information is properly documented to support client communication, reporting, and decision-making Client Interaction Support Support the Director of Construction in delivering a high-quality client experience Participate in client meetings, site walks, and project discussions as needed Communicate directly with clients in specific instances, reinforcing project updates and field coordination Maintain awareness of client expectations and project priorities when making field decisions Collaborate internally to ensure accurate and consistent communication is delivered to clients Systems, Technology & Process Improvement Maintain accurate project data within project management software, ensuring consistency and reliability Identify inefficiencies in workflows, communication, or execution and propose improvements Collaborate with the Director of Construction to refine systems, templates, and operational processes Support development of scalable workflows and tools that improve team efficiency and project outcomes R&D, Design-Build Integration & Continuous Improvement Collaborate with the design team to validate design intent and identify potential construction challenges Provide real-time field feedback on materials, detailing, and installation methods Participate in testing new construction methods, materials, and workflows—documenting results and observations Contribute to the refinement of company standards for detail-driven residential construction Maintain awareness of project budgets, contingency usage, and cost implications during field execution Support financial performance by making informed, cost-conscious decisions on-site Communicate potential budget impacts, changes, or risks to the Director of Construction in a timely manner Assist in gathering field data needed for project financial tracking and reconciliation Qualifications 5+ years of residential construction project management experience (design-build experience preferred) Strong knowledge of construction methods, sequencing, and trade coordination Proven ability to manage schedules and multiple projects simultaneously Experience with Buildertrend or similar construction management software Strong communication and organizational skills Detail-oriented with strong problem-solving ability in fast-paced field environments Understanding of construction documents, specifications, and applicable building codes Ability to balance field execution with systems thinking and process improvement What Makes This
