JOB DESCRIPTION SUMMARY This role manages the day‐to‐day operations of an assigned property, including managing team members, daily activities, and resources to achieve established budgeted financial and operational goals, and ensure the operation of the property complies with company policies and all applicable laws governing multi‑family housing operations. RESPONSIBILITIES Provide input into budget development, analyze financial statements, review marketing information, and assess operational reports to forecast performance; meet revenue targets by setting rent rates, collecting rents and fees, making bank deposits, and preparing financial status reports; approve vendor invoices and reconcile services; manage petty cash; oversee lease enforcement, including application approval, lease renewals, inspections, notices, evictions, and fee collection; analyze market trends and implement marketing and leasing strategies; promote resident satisfaction and retention by resolving complaints and service issues; supervise maintenance staff and ensure timely completion of resident service requests; conduct property inspections to maintain safety, cleanliness, and appearance; hire, train, and manage property staff; assist client/owner relations by providing updates and responding to requests; perform accounting, financial, administrative reports; and perform additional duties as assigned. BASIC KNOWLEDGE & QUALIFICATIONS Bachelor’s degree from an accredited college or university, preferably in Business Management, Real Estate, or a related field. 4–6 years of relevant experience in property management, sales, marketing, and customer service sufficient to manage day‑to‑day apartment community operations. Ability to manage multiple priorities in a fast‑paced environment. Excellent communication, conflict resolution, and customer service skills. Detail‑oriented, self‑motivated, able to work independently and as a team leader. SPECIALIZED SKILLS All required licenses and/or certifications as mandated by State and Local jurisdictions. Valid driver’s license for golf cart operation on property and ensure on‑site staff also hold valid licenses. Proficiency in Internet, word processing, spreadsheet, and database management programs. Strong proficiency with property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills to hire, lead, evaluate, and manage subordinate staff, including maintenance specialists. TRAVEL / PHYSICAL DEMANDS Incumbents must be able to physically access all exterior and interior parts of the property, including amenities; must be able to push, pull, lift, carry, or maneuver weights of up to 20 pounds independently and up to 50 pounds with assistance. Routine local travel may be required for bank deposits, training, outreach, and other role necessities. COMPENSATION & BENEFITS The salary range for this position is $72,000 – $90,000. Base salary may be supplemented with quarterly or annual bonuses for corporate positions, or weekly, monthly, and/or quarterly bonuses for onsite positions.
