Maintenance Technician II

Job Purpose To assist the Community Manager or Supervisor in completing any tasks that ensure the community meets the appearance, operational, and safety standards set forth by BRG Apartments, and federal, state and local laws. This includes responding quickly and professionally to resident requests for service, troubleshooting, and taking appropriate corrective action. Responsibilities Repair, replace or install plumbing fixtures such as faucets, pipes, hot water tanks, toilets, garbage disposals, dishwashers, water‑dispensing refrigerators and washing machines. Repair, replace or install electrical components including power switches, fuses, wall sockets, ceiling lights, ceiling fans, climate control systems, and garage door openers. Perform drywall repair, filling holes caused by nails or minor wear and tear, and larger holes from tenant damage. Maintain, troubleshoot and repair HVAC systems—must hold EPA certification. Apply minor paint touch‑ups after damage repair and before new occupation of units. Repair, replace or install household appliances such as refrigerators, dishwashers, range ovens, washers/dryers, hot water tanks and air conditioners. Conduct preventative maintenance on heating and air‑conditioning systems, plumbing fixtures, sprinkler system, smoke detector and fire extinguishers. Perform seasonal maintenance for the swimming pool, including opening procedures, daily upkeep and end‑of‑season close‑down. Maintain health and safety systems such as sprinkler systems and smoke detectors. Install locks where needed. Participate in the on‑call rotation. Qualifications Minimum of 2 years previous maintenance experience. EPA/HVAC certification required. Must be able to participate in on‑call rotation. Valid driver’s license and auto insurance; reliable private transportation required. Ability to travel to various job sites throughout the day, including daily and weekly commitments.
