Maintenance Technician
Pueblo West Metropolitan District
Job Summary Under the supervision of the Facilities Supervisor, leads key initiatives assigned to ensure the effective, efficient, and timely delivery and fulfillment of the operational services for the District. Performs preventive maintenance and corrective repairs on District facilities that include buildings and associated equipment; maintenance of outlying District properties that include mowing, fence repair, and removal of debris; and snow removal of parking lots and assistance as needed at District facilities. Utilizes multiple trade skills such as carpentry, plumbing, electrical painting, roofing, and HVAC. Essential duties and responsibilities may include, but are not limited to the following: Completes general building maintenance such as painting, repairing walls, checking smoke alarms, changing light bulbs, repairing electrical outlets, lighting fixtures, outside lighting, replacement of batteries and locks associated with locks and light carpentry work. Maintains and services HVAC units including swamp coolers and furnaces. Repairs, maintains, services, and installs plumbing fixtures. Assists with maintenance of various properties. Performs required maintenance and operational checks on equipment such as lubrication, checking fluid levels, and replacing belts and filters. Repairs and maintains furniture such as desks, chairs, and cabinets. Installation of security measures to include locks, gate hardware and overhead door. Knowledge of ADA, ICC, requirements as it relates to commercial buildings. May perform general janitorial tasks as related to projects. Reports breakdowns and malfunctioning equipment to the Facilities Manager. Operates power tools, hand tools, and related equipment with the use of proper PPE. Performs periodic inspections of buildings and makes recommendations on needed repairs, installation, etc. Adhere to trade practices and codes. Performs mowing for outlying District properties. Snow removal of parking lots and assistance as needed at District facilities. Operates light equipment including tractors, mowers, front‑end loaders, skid loaders, non‑DOT trucks and trailers. Repairs and replaces livestock and railroad tie fencing adjacent to the District Boundary, along CDOT right‑of‑way, and throughout the District as needed. Advocates promoting health and safety in the workplace. Embodies the Districts Core Values. Knowledge Knowledge of commercial plumbing, electrical, pumps, motors as well as HVAC equipment. Ascending or descending ladders, stairs, scaffolding, ramps, poles and the like, using feet and legs and/or hands and arms. Body agility is emphasized. This factor is important if the amount and kind of climbing required exceeds that required for ordinary locomotion. Balancing. Maintaining body equilibrium to prevent falling and walking, standing or crouching on narrow, slippery, or erratically moving surfaces. Stopping. Bending body downward and forward by bending spine at the waist. Kneeling. Bending legs at knee to come to a rest on knee or knees. Crouching. Bending the body downward and forward by bending leg and spine. Crawling. Moving about on hands and knees or hands and feet. Reaching. Extending hand(s) and arm(s) in any direction. Standing. Particularly for sustained periods of time. Walking. Moving about on foot to accomplish tasks, particularly for long distances or moving from one work site to another. Pushing. Using upper extremities to press against something with steady force in order to thrust forward, downward or outward. Pulling. Using upper extremities to exert force in order to draw, haul or tug objects in a sustained motion. Lifting. Raising objects from a lower to a higher position or moving objects horizontally from position‑to‑position. Fingering. Picking, pinching, typing or otherwise working, primarily with fingers rather than with the whole hand as in handling. Grasping. Applying pressure to an object with the fingers and palm. Feeling. Perceiving attributes of objects, such as size, shape, temperature or texture by touching with skin, particularly that of fingertips. Talking. Expressing or exchanging ideas by means of the spoken word. Those activities in which they must convey detailed or important spoken instructions to other workers accurately, loudly, or quickly. Hearing. Perceiving the nature of sounds at normal speaking levels with or without correction. Ability to receive detailed information through oral communication, and to make the discriminations sound. Repetitive motion. Substantial movements (motions) of the wrists, hands, and/or fingers. Physical Lifting Requirements 20% Sedentary work. Exerting up to 10 pounds of force occasionally and/or negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body. Sedentary work involves sitting most of the time. Jobs are sedentary if walking and standing are required only occasionally and all other sedentary criteria are met. 50% Light work. Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects. If the use of arm and/or leg controls requires exertion of forces greater than that for sedentary work and the worker sits most of the time, the job is rated for light work. 15% Medium work. Exerting up to 50 pounds of force occasionally, and/or up to 30 pounds of force frequently, and/or up to 10 pounds of force constantly to move objects. 10% Heavy work. Exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects. 5% Very heavy work. Exerting in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of force frequently, and/or in excess of 20 pounds of force constantly to move objects. Visual Acuity Requirements The worker is required to have close visual acuity to perform an activity such as preparing and analyzing data and figures; transcribing; viewing a computer terminal; extensive reading; visual inspection involving small defects, small parts, and/or operation of machines (including inspection); using measurement devices; and/or assembly or fabrication parts at distances close to the eyes. The worker is required to have visual acuity to perform an activity such as: operates machines, such as lathes, drill presses, power saws, and mills where the seeing job is at or within arm's reach; performs mechanical or skilled trades tasks of a non‑repetitive nature, such as carpenter, technicians, service people, plumbers, painters, mechanics, etc. The worker is required to have visual acuity to operate motor vehicles and/or hand power equipment. The worker is required to have visual acuity to determine the accuracy, neatness, and thoroughness of the work assigned or to make general observations of facilities or structures. Conditions the Worker Will be Subject To Environmental conditions. Protection from weather conditions but not necessarily from temperature changes. Outside environmental conditions. No effective protection from the weather. Both environmental conditions. Activities occur inside and outside. Extreme cold. Temperatures are typically below 32 degrees for periods of more than one hour. Consideration should be given to the effect of other environmental conditions, such as wind and humidity. Extreme heat. Temperatures are above 100 degrees for periods of more than one hour. Consideration should be given to the effect of other environmental conditions, such as wind and humidity. Noise. There is sufficient noise to cause the worker to shout in order to be heard above ambient noise level. Vibration. Exposure to oscillating movements of the extremities or whole body. Hazards. Includes a variety of physical conditions, such as proximity to moving mechanical parts, moving vehicles, electrical current, working in high places (i.e. Roofs and on lifts), exposure to high heat or exposure to chemicals. Atmospheric conditions. One or more of the following conditions affect the respiratory system of the skin: fumes, odors, dust, mist, gases, or poor ventilation. Frequent in close quarters, crawl spaces, small, enclosed rooms, small sewage and line pipes, and other areas that could cause claustrophobia. Required to function in narrow aisles or passageways. Qualifications High school diploma or GED. Must have and maintain a valid Colorado class “R” driver’s license. Three years of general commercial building maintenance or related experience. Physical Demands Frequently requires use of keyboard devices, heavy lifting, reaching, stooping, bending, crawling, crouching, climbing, and walking over rough and uneven terrain. Work at work sites and construction zones requiring walking over uneven or rough terrain; awareness of surroundings; exposure to dust, weather conditions, equipment, noise, etc. Work may require occasional exposure to hazards; exposure to dirt and soil; temperature extremes and unusual environmental conditions. Subject to call back in emergencies. Use fingers to operate computer or typewriter keyboards, hand tools, mechanical tools and devices. Appropriate professional interaction with others and in attendance at meetings of various sized groups and at various settings. Typical positions require workers to walk or stand for long periods; lift and carry up to 20 pounds; climb stairs, bend, reach, hold, grasp and turn objects; and use fingers to operate computer or typewriter keyboards. The work requires the ability to speak normally and to use normal or aided vision and hearing. Unusual Demands It is subject to reoccurring deadlines and interruptions, hazards and unpleasant conditions. It is subject to working unusual hours, weekends, holidays and inclement weather. Worker is required to provide assistance during call backs and emergencies, subject to reoccurring deadlines and interruptions, subject to work hazards and unpleasant conditions, occasional exposure to inclement weather, may be required to work beyond normally scheduled work hours. Workers are subject to frequent interruptions and deadlines, may be required to attend meetings and expected to conduct self appropriately.
